Where Westchase roofs leak after a storm

Hurricane Eta in 2020 brought up to 10.64 inches of rain near Sun City Center, and Tampa Bay saw 3 to 4 feet of surge. Rain like that finds weak points. The code requires flashing at wall-to-roof joints, slope changes and roof openings, and those are the first places a Westchase roof tends to leak.

Ridge vents deserve a look. Federal damage teams found that a lost ridge vent can open a large hole in the roof deck, and in one example house ceilings collapsed from that alone. Soffits are another weak spot. They have a poor record in hurricanes, and a failed soffit often lets significant water into the attic.

Storm season here starts June 1 and ends November 30. Tropical Storm Elsa in 2021 stayed offshore but still downed trees and flooded streets around Tampa Bay. A storm does not need to be a direct hit to loosen a roof.

Half of Westchase homes, 48.6 percent, were built before 2000. Many roofs on those homes are likely on their second covering or later, so check flashing and vents first. A stain on an interior ceiling is a reason to look in the attic and at the underside of the deck.
