Roofing in Temple Terrace, Florida

Temple Terrace was incorporated in 1925 as a Mediterranean-Revival golf course community, and its housing still shows that age. The median home here was built in 1982, and 86.1 percent went up before 2000. Many roofs in town are likely well past their first replacement. Permits come from the city, not the county.

Housing age

Roof age across Temple Terrace homes

Of the 12,079 housing units here, 43.5 percent were built before 1980. That suggests a good share of the roofs in town are older than the 15-year line insurers use. Only 5.1 percent of homes date from 2010 or later, so newer construction is a small slice.

Once a roof reaches 15 years, Florida lets you hire an authorized inspector at your own cost before an insurer demands replacement. A finding of 5 or more years of useful life bars the insurer from dropping or declining you over age alone. With so many older homes in town, ask your agent how your insurer treats this.

Permits and review

Who issues roof permits in Temple Terrace?

Temple Terrace is a municipality with its own building department or contracted provider, listed as Building and Permitting on the city site. Confirm with that office before work starts, since the listing does not say how each roof job is handled.

The Eighth Edition of Florida's building code has been in force since December 31, 2023. The Ninth Edition governs any permit application filed from December 31, 2026 onward. An application filed near that date follows the edition in force on the filing day.

The 25 percent rule matters on older homes like these. Work touching more than a quarter of one roof section within 12 months pulls in the entire section. The exception covers only roofs built or redone under the 2007 code or later.

Does the historic preservation program touch your roof?

City Council adopted Ordinance 1550 on August 15, 2023 to run a historic preservation program. The city cites significant historic structures going back to the 1920s. If your home is that old, ask the Historic Preservation Office whether exterior roof work needs review before you sign anything.

Next door, Tampa requires a Certificate of Appropriateness for exterior repairs in its historic districts. Temple Terrace adopted its own program in 2023, so confirm its steps with the city.

Eta in 2020 pushed 3.8 feet of surge into the Hillsborough River gauge in Tampa, and rain reached 10.64 inches in the south of the county. The Tampa Bay corridor also gets the most lightning in the country, mostly May through October.

Questions

Temple Terrace roofing questions

Do roofers need a contractor license in Temple Terrace?

Yes. Florida law defines roofing contractor work as all kinds of roofing, waterproofing and coating meant to protect or repair a roof. A general, building or residential contractor must subcontract roofing unless that contractor also holds a roofing certificate or registration. Check any contractor's license with the state before signing, and ask Temple Terrace Building and Permitting about the permit.

Is a roof on a home built around the 1982 median too old for insurance?

Age alone is not the test. The median home here was built in 1982, so many roofs are likely past 15 years. At that age you may have an authorized inspector check the roof at your expense. A result of 5 or more years of useful life stops the insurer from refusing or non-renewing over age alone. Confirm details with your insurer or agent.

How much of my roof can I repair before the whole roof must be replaced?

No more than 25 percent of a roof section may be repaired within any 12-month window. Once that threshold is crossed, the entire roof section has to be replaced or recovered. An exception applies if the existing roof was built, repaired or replaced under the 2007 Florida Building Code or later, which took effect March 1, 2009. Ask Temple Terrace Building and Permitting how it applies to your roof.

What should I know about the Notice of Commencement on a roof job?

Florida's building code requires the permit card to warn you that skipping the Notice of Commencement may mean paying twice for the improvements. A record of the work must be logged and displayed at the site before the first inspection takes place. Ask Temple Terrace Building and Permitting what it needs before inspections begin.
