Order one before you buy or sell, since the roof's age and remaining life often decide an insurance quote. Book one if a letter from your insurer cites the age of the roof. Order one after a storm. Hillsborough County lies in Tampa Bay's surge zone, and Eta in 2020 brought up to 10.64 inches of rain near Sun City Center.

Should repairs follow an inspection, the 25 percent rule comes into play. More than 25 percent of a roof section repaired or replaced in 12 months generally means the whole section must be replaced, unless the roof was built or redone under the 2007 Florida Building Code or later. Because Northdale is unincorporated, permits come from the county building office.

Be careful with door-to-door offers. Fla. Stat. 489.147 prohibits a roofer from offering anything of value in exchange for an inspection, and from advising you on coverage. Questions about a claim go to your insurer.

Stat. 627.7011(5)(a), the list includes licensed home inspectors, certified building code inspectors, licensed general, building, residential or roofing contractors, engineers and architects. No. Wind mitigation uses form OIR-B1-1802, effective April 1, 2026, and covers roof deck attachment, roof-to-wall connections and opening protection. A completed form is good for up to five years, unless the structure changes or an error turns up on it.
