Where Weston roofs fail in a storm
Weston sits on the western edge of Broward, and its whole western boundary borders the Everglades. Wind has open ground to build speed before it reaches the roofs. Broward also lies in the High Velocity Hurricane Zone, so wind-driven damage here is judged by the strictest part of the Florida Building Code.
Ridge vents are a common weak point. FEMA notes that losing a ridge vent can open a large hole in the roof deck to rain. Its example house had ceilings collapse though the only roof damage was lost ridge shingles and ridge vent. Check the ridge line from the ground after any strong wind.
Leaks also follow the places where flashing is required: wall-to-roof joints, changes of slope, and openings such as vent pipes and chimneys. Those spots are where wind lifts a metal edge or breaks a seal. Missing or cracked tabs, bare asphalt and soft decking are the other signs an inspector looks for.

Repair or replace: the 25 percent rule
In any 12-month period, Florida's code caps patching at 25 percent of a roof or roof section. Past that line, the whole roof or section must be replaced or recovered. Only a roof that was built, repaired or replaced to the 2007 Florida Building Code or later qualifies for the exception. Then just the repaired part must meet current code.
Weston's median home was built in 1995, newer than the county figure of 1980. That says nothing about when any single roof was last replaced, so check your own roof's permit history. The City of Weston Building Code Services office is the place to ask, since a small repair may or may not need a permit.
In Broward, any repair or maintenance of a roofing component needs a permit and an HVHZ application signed by a licensed contractor. Repairs must use components with a product approval, and the contractor must warn you about possible ponding water.

- Stay off the roof. From the ground, watch for bent flashing, lifted ridge caps and missing shingles.
- Check ceilings and the attic for stains or drips, and photograph them with dates.
- Cover openings only from a ladder you can reach safely, or leave it to a roofer.
- Tell your insurer in writing. Your insurer must receive a new claim within 1 year of the loss.
Fla. Stat. 489.147 bars roofers from urging a claim or offering anything of value for an inspection. Your insurer or agent can tell you what your policy covers, so put that question to them.

How old can my roof be before my insurer objects?
When a roof is 15 years or older, the insurer must allow an authorized inspector to check it, and you pay for that inspection. If the inspection shows 5 or more years of useful life left, the insurer may not refuse coverage or non-renew based solely on age. Roof age is counted from the last date 100 percent of the roof was built or replaced. In our area the median home was built in 1995, so many local roofs are approaching the 15 year mark or already past it. Ask your insurer or agent for how this applies to your policy.
