Lauderdale Lakes was incorporated in 1961 and grew first as a snowbird retirement area. Many of its buildings are now old enough that roof age matters. If your roof is 15 years or older, Florida law lets you get an inspection before an insurer can force a replacement. Roof permits come from the City of Lauderdale Lakes Building office.

The median Lauderdale Lakes home was built in 1976, and 70.6 percent of homes predate 1980. Broward County as a whole sits at 50.0 percent. That share is well above the county's, so older construction is the norm here, not the exception.

Most housing here is not detached houses. Single-family detached homes are 25.2 percent of units, while 62.3 percent sit in buildings of 10 or more units, against 35.9 percent countywide. For those buildings, the association usually decides when and how the roof is replaced. Mobile homes are 1.3 percent of units, and they follow the federal HUD code.

The 25 percent rule and your repair

Of the Florida Building Code's High Velocity Hurricane Zone, only two counties are covered, and Broward is one of them. South Florida adopted the strong hurricane rules in that zone in the wake of Hurricane Andrew.

The state's 25 percent rule says no more than 25 percent of a roof or roof section may be repaired, replaced or recovered in any 12-month period. Beyond that point, either the entire roof or the affected section has to be torn off and replaced, or else a new layer added over it. An exemption applies when the roof itself was constructed, fixed or reroofed under the 2007 Florida Building Code or any later version. Only the repaired part must meet current code, and a city cannot amend that exception by ordinance.

A code edition change is coming. Permit applications submitted on or after December 31, 2026, will need to comply with the Ninth (2026) Edition, which becomes effective that day.

Insurance rules

Insurer rules for roofs 15 years or older

With 19.4 percent of residents 65 or older, many owners here hold long-standing policies and face renewal questions about roof age. Under Fla. Stat. 627.7011(5), a roof being less than 15 years old cannot by itself be grounds for an insurer to decline coverage.

Once a roof reaches 15 years of age, your insurer has to permit an authorized inspector to evaluate it, with you covering the cost. Should that inspection find at least 5 years of useful life remaining, the insurer cannot turn you down or decline renewal based on age alone. What your own policy says is a question for your insurer or agent.

Storms and rain on Lauderdale Lakes roofs

Hurricane Irma in 2017 brought a 97-knot gust at Deerfield Beach, and nearly all inland Miami-Dade and Broward stations saw sustained winds just below hurricane force. NHC also reports widespread tree and power-pole damage across the Miami-Fort Lauderdale area.

Rain is heavy and seasonal. Fort Lauderdale-Hollywood airport receives 71.9 percent of its typical yearly rainfall between May and October, with June the wettest at 9.55 inches. NOAA Atlas 14 puts a 10-year, 1-hour storm in Lauderdale Lakes at 3.5 inches an hour.

Storm season stretches from June 1 through November 30, and activity tends to peak near September 10. Booking repairs before June is simpler than during the wet months.

Who issues a roof permit in Lauderdale Lakes?

The City of Lauderdale Lakes Building office handles roof permits. According to the Florida Building Code, a permit lapses if work hasn't begun within 6 months of being issued, or if work stops or is left unfinished for 6 months. Also record a Notice of Commencement and post it on the job site before the first inspection, because skipping it can mean paying twice for the work. Check with the Building office for the current forms and fee amounts before filing.

What is the 25 percent roof rule in Florida?

If more than 25 percent of a roof or roof section is repaired, replaced or recovered within any 12-month period, the whole roof or section must be replaced or recovered. You are exempt if the roof already in place was built, repaired or replaced under the 2007 Florida Building Code or a later edition. In Broward, which is in the High Velocity Hurricane Zone, the same words appear in the HVHZ section of the code.

My Lauderdale Lakes roof is over 15 years old. Can my insurer drop me?

Age alone won't disqualify a roof when its inspection shows enough remaining life. Fla. Stat. 627.7011(5) lets you have an authorized inspector check a roof 15 years or older at your own expense. Should the inspection find at least 5 years of remaining useful life, the insurer cannot deny coverage or decline renewal based only on the age of the roof. With 70.6 percent of local homes built before 1980, this matters here. Check with your insurance company or agent about what your particular policy covers.

When does the next Florida Building Code edition apply to my roof job?

The Ninth (2026) Edition becomes effective on December 31, 2026. Any permit request or set of plans filed on or after that date has to meet its requirements. The Eighth Edition, published in 2023, became effective on December 31 of that year. Your permit application date, filed with the Lauderdale Lakes Building office, decides which edition applies.
