Irma in 2017 sent inland Broward stations sustained winds just below hurricane force, with widespread tree and power-pole damage across the metro. Wind at that level rarely tears a whole roof off. It lifts ridge shingles, loosens tabs and opens seams, and water follows.

Ridge vents are a weak spot. FEMA notes that losing them exposes large openings in the deck, and its example house had ceilings collapse with only ridge shingles and vent gone. Soffits fail the same way, and the water comes in under the roof edge.

Leaks also track flashing: wall and roof intersections, changes of slope, vent pipes and other openings. Of the 14,878 housing units here, 62.3 percent sit in buildings of 10 or more units, so many roofs are large flat or low-slope sections where ponding water matters as much as lost shingles.

Unless you redo the whole roof or section, you can repair, replace or recover no more than 25 percent of it within any 12-month period. The exception covers any roof whose original construction, repair or replacement followed the 2007 Florida Building Code or a later edition. When that happens, only the section being repaired has to meet current code.

Here 70.6 percent of housing units were built before 1980, against 50.0 percent in Broward County. That suggests many original roofs here predate the 2007 code. For those, a large repair can trigger the full 25 percent limit, so ask the contractor to measure the repair area before work starts.

A repair means renewing part of a roof for maintenance. Replacement removes the covering, fixes damaged substrate and installs a new one. In the High Velocity Hurricane Zone, repairs must use components that have a product approval, and a recover is barred over soaked or deteriorated roofing.
