Where Dania Beach roofs fail in storms
The highest gust in southeast Florida during Isaias in 2020, 50 knots, was recorded at Dania Beach Pier. Damage across Florida was mostly minor. That kind of wind tends to lift loose shingle tabs and ridge caps before anything bigger.
FEMA field teams found that lost ridge vents expose large openings in the roof deck. One example house had collapsed ceilings even though the only roof damage was missing ridge shingles and ridge vent. Check the ridge first after any strong wind.
Leaks also follow flashing. The code requires it at wall and roof intersections, changes of slope and roof openings, so those are the usual leak points. Dania Beach was among the cities hit by the April 12, 2023 flash flooding, and heavy rain finds every weak joint.
Repair or replace
Repair or replace: the 25 percent rule
The median Dania Beach home was built in 1977, so many roofs here have likely been redone at least once. Patching is capped at a quarter of a roof or roof section across any 12 months. Go beyond that, and the entire roof section has to be redone.
A roof that was itself built, repaired or replaced under the 2007 Florida Building Code or a later edition gets a carve-out. For that roof, only the new work must meet today's code, even past the quarter mark. Local governments cannot amend that carve-out by ordinance.
Broward sits in the High Velocity Hurricane Zone, where repair materials need a product approval on file. A replacement system also cannot be laid over sheathing that is water soaked or deteriorated. Wet decking from a long-running leak can therefore turn a repair into a tear-off.

Can my insurer drop me over my roof's age?
Florida law protects you here. If your roof is 15 years or older, the insurer must allow an authorized inspector you hire to check it, at your cost. A report showing 5 or more years of useful life left bars the insurer from refusing or non-renewing solely for age. A roof under 15 years old cannot be the sole reason either.
