Why Deerfield Beach roofs get inspected

The median home here was built in 1978, about even with the Broward County median of 1980. That says nothing about any single roof. It does suggest many owners have replaced a roof at least once, and some have not kept the paperwork. An inspection gives you the age, the condition and the permit history in one place.

About 22.7 percent of residents are 65 or older, and 15.8 percent of units are seasonal or occasional-use homes. A roof nobody climbs on for months can leak for months before anyone sees it. An inspection before the season starts catches that.

Broward sits in the High Velocity Hurricane Zone, which carries the strict provisions South Florida adopted after Hurricane Andrew. Irma put a 97-knot gust on Deerfield Beach in 2017. An inspector checks whether your roof's attachment and covering look sound against wind like that.

15-year rule

What Florida law and insurer forms ask about the roof

Under Fla. Stat. 627.7011(5), an insurer may not refuse a policy solely because the roof is under 15 years old. Once a roof reaches 15 years, you are entitled to bring in an authorized inspector, paid for by you, before the insurer requires a new roof. When the inspection finds at least 5 years of useful life remaining, a roof's age by itself cannot justify a refusal or a non-renewal.

The roof section of the 4-point form records the covering material, roof age, remaining useful life and date of the last roofing permit. It also notes any partial replacement, overall condition and the damage list. Citizens requires the full 4-point inspection once a property passes 20 years. Since Deerfield Beach's median build year is 1978, many homeowners here may meet that line.

Citizens wants documented proof of five years of remaining life for shingle roofs older than 25 years, and for tile or metal roofs older than 50. Mobile home policies are outside the 15-year rule, according to Senate staff. If you own one of the 5.9 percent, ask your insurer which standard applies.

  • Selling: a written roof condition report answers the buyer's first question.
  • Insurer letter: the 15-year rule lets you bring your own authorized inspector.
  • After a storm: check for damage before the 1-year notice deadline to your insurer runs out.

An inspector looks for cracking, curling, granule loss, exposed felt, loose or missing tabs and tiles, soft decking and visible leaks in the attic. For a wind mitigation form, the attic items matter too: deck nailing, roof-to-wall connectors and a sealed roof deck. Ask for photos of each roof slope.
