Citizens Property Insurance, the state insurer, requires a 4-point inspection covering electrical, plumbing, HVAC and roof for dwelling applications on properties more than 20 years old. With 66.9 percent of the city's homes built before 1980, that takes in most of Pompano Beach. The roof section records the covering, its age, remaining useful life, the date of the last roofing permit and the condition, with a photo of each slope.
Roof age runs on two separate lines. Under Fla. Stat. 627.7011(5), a homeowner insurer cannot refuse or non-renew solely because a roof is under 15 years old, and for an older roof it must accept an authorized inspection showing at least 5 years of useful life. Citizens separately asks for that 5-year documentation once a shingle roof passes 25 years, or a tile, concrete or metal roof passes 50.
Wind
Wind mitigation in the High-Velocity Hurricane Zone
The state wind mitigation form, OIR-B1-1802 (Rev. 04/26), gives Broward homes their own wind-region box, HVHZ, and lists the 1994 South Florida Building Code as a code era for them. It grades roof covering approval, deck attachment, roof-to-wall connections, roof shape and the secondary water barrier, and stays valid up to five years if nothing material changes.
