Roofing in Deerfield Beach, Florida

Deerfield Beach has many 1920s buildings in Spanish Mediterranean Revival style, along the Atlantic beaches and the Hillsboro River. Most homes here are much newer than that, but still old. The median home dates to 1978, and 59.4 percent were built before 1980. Many roofs here are likely past the age insurers accept.

What is the 25% roof rule in Florida?

If more than 25 percent of a roof or roof section is repaired or replaced in 12 months, the whole roof or section must be replaced or recovered to current code. A roof built, repaired or replaced under the 2007 Florida Building Code or later is treated differently, and only the repaired portion must meet current code. Deerfield Beach cannot change that by local ordinance. Confirm how it applies to your roof with Building Services.

What is the 15 year roof rule in Florida?

Florida Statute 627.7011(5) is where the 15-year roof rule comes from. Under this rule, an insurer cannot decline to write or renew a homeowner's policy only because the roof is under 15 years old. If your roof is 15 years old or more, the insurer has to allow an authorized inspector to examine it at your cost, and it cannot refuse or non-renew you based on age alone when the inspection shows at least 5 years of useful life remaining.
