Roof repair in Rockledge, FL

During Hurricane Irma in 2017, an EF-1 tornado along Rockledge Drive damaged the roofs of about six homes and peeled back part of a metal roof. Wind does not need to be a hurricane to open a roof. Small failures at edges, vents and flashing start most leaks.

Where Rockledge roofs fail in a storm

Hurricane Matthew in 2016 passed about 25 miles offshore, and Brevard County damage generally involved roof shingles, soffits and awnings. Hurricane Irma then damaged over 7,132 homes in the county. Eight tornadoes touched down, one of them in Rockledge. Wind found the same weak points both times.

Wind-damaged roof covering is a primary source of water intrusion after storms. When ridge vents are torn away, big gaps open up in the deck. FEMA found ceilings collapsing in a house whose only roof damage was missing ridge shingles and ridge vent. Soffits also fail often, and water follows.

Leaks also track the places the code requires flashing: wall and roof intersections, changes of slope, and roof openings such as vent pipes and chimneys. In Rockledge, that means checking those spots first after any wind event.

Repair rules

The 25 percent rule and how it decides between repair and replacement

Under Florida's code, patching can cover no more than 25 percent of a roof or roof section across any 12-month period. Once repairs go beyond that limit, the entire roof or the entire section has to be redone. The exception applies when the roof was built, repaired or replaced under the 2007 Florida Building Code or any later edition. For such a roof, current code applies only to the portion being repaired.

A typical Rockledge home, going by the median, dates to 1990. That says nothing certain about any one roof, so ask a roofer to confirm when your roof was last replaced before you assume the exception applies. Mobile homes make up 2.4 percent of housing units here, and they follow a different federal code.

Rockledge shingle re-roofs need a Re-roof Supplement Form and a Deck Nailing Affidavit. Added items come into play for flat, metal and tile roofs. Whether a small repair needs a permit is the building official's call, so ask the City of Rockledge Building Division first.

  • Look at the attic or ceilings for visible leaks and soft spots.
  • Cover openings only from the ground or a stable ladder.
