Roofing in Rockledge, Florida
Before a shingle re-roof starts in Rockledge, the city wants a Re-roof Supplement Form and a Deck Nailing Affidavit filed with the permit. Flat, metal and tile roofs need added items. With 13,959 housing units and a median build year of 1990, plenty of homeowners here will meet that paperwork soon.

Permit rules
Permits and paperwork for a Rockledge roof
The City of Rockledge Building Division is where you apply for roof permits in this area. The shingle packet is the forms named above. Tile, metal and flat roofs add their own items, so ask the Building Division what applies before you sign a contract.
From the day it is issued, a permit starts counting down. Under the Florida Building Code, a permit expires if work has not begun within 6 months. A permit also expires when work halts for 6 months. Keep an approved inspection within each 180 days so the job counts as active.
The Ninth (2026) Edition of the code takes effect December 31, 2026. Applications filed on or after that date must follow it. If your roof is not urgent, check with the Building Division on which edition your application will fall under.

Housing age
How old Rockledge homes affect roof decisions
The median Rockledge home was built in 1990, two years later than the countywide median of 1988. Another 33.2 percent of homes predate 1980. A home's build year does not tell you its roof age, so check your own roof's permit and replacement records.
Florida's 25 percent rule matters for repairs. When repairs or replacement touch more than 25 percent of a roof section within 12 months, that entire section has to be redone. A roof built, repaired or replaced under the 2007 Florida Building Code or a later edition is excluded from this rule. A 13.8 percent share of Rockledge homes were built in 2010 or later, and those roofs are the likeliest to qualify.
Insurer age rules also apply. If your roof is 15 years old or more, your insurer has to accept an inspection by an authorized inspector, which you pay for. Your insurer cannot deny coverage or decline to renew based only on roof age when that inspection finds at least 5 years of useful life remaining. Ask your insurer or agent how that process works for your policy.
Local storms
Storms that have already tested Rockledge roofs
During Hurricane Irma in 2017, an EF-1 tornado of 95 to 105 mph struck along Rockledge Drive. It damaged roofs on about six homes and peeled back part of a metal roof. The county counted over 7,132 damaged homes in the same storm.
Matthew in 2016 passed about 25 miles offshore, yet gusts reached 81 mph at Merritt Island and 77 mph at Cocoa Beach. Damage generally involved shingles, soffits and awnings.
Rain adds its own load. NOAA Atlas 14 puts a 100-year 24-hour rain here at 13.1 inches, and a 10-year storm at 3.06 inches in one hour. Flashing and drainage at valleys and edges get tested by those rates. Brevard County publishes address-level wind speed maps used for permitting.
Local setting
Mobile homes and water around Rockledge
Mobile homes are 2.4 percent of Rockledge housing units, against 7.2 percent countywide. Single-family detached homes are 73.1 percent here. Water is 11.5 percent of the city's area, set against 34.8 percent for the county.
Rockledge is bordered on the east by the Indian River. Hurricane Dorian in 2019 put Indian River Lagoon water about 2 feet above ground in the county. For roofing, that makes sealing roof penetrations and edges a sensible question for any contractor.

Questions
Rockledge roofing questions
What is the 25% roof rule in Florida?
Within any 12-month span, if repairs, replacement or re-covering reach more than 25 percent of a roof section, you must bring the whole section up to current code. That requirement does not reach a roof built, repaired or replaced under the 2007 Florida Building Code or any later version. Only the repaired part must then meet current code. In Rockledge, ask the City of Rockledge Building Division how it applies to your roof.

My Rockledge roof is over 15 years old. Can my insurer drop me?
Florida law limits that. If your roof is 15 years old or more, your insurer has to accept an inspection by an authorized inspector, which you pay for. An insurer may not turn you down or drop you for age alone when the inspection shows 5 or more years of remaining service life. With a median build year of 1990 in Rockledge, many owners may face this question. Ask your insurer or agent to walk you through what your policy says.

How long does a Rockledge roof permit stay valid?
Under the Florida Building Code, a permit is void if work has not started within 6 months after it was issued. If the job sits idle or gets abandoned for six months, the permit is no longer valid. A project stays active so long as an inspection on the permit gets approved within the last 180 days. Ask the City of Rockledge Building Division about extensions.
