Roof inspections in Rockledge, FL

Why Rockledge roofs get inspected

The share of Rockledge homes built before 1980 is 33.2 percent, and the median home dates to 1990. Brevard County as a whole shows a median of 1988. A home from that era has likely had at least one re-roof, and some still carry an older covering.

Owners live in 78 percent of occupied homes here, and the median resident age is 49 years. That points to many people who plan to stay put and want to know how many years the roof has left before it leaks.

Storms give another reason. During Hurricane Irma in 2017, an EF-1 tornado along Rockledge Drive damaged roofs on about six homes and peeled back part of a metal roof. Across the county, Irma damaged over 7,132 homes.

Insurer rules

The 15-year roof rule and the insurer's roof questions

Fla. Stat. 627.7011(5) bars an insurer from refusing or non-renewing a homeowner's policy solely because the roof is under 15 years old. After the 15-year mark, you may hire an authorized inspector at your own cost. A finding of 5 or more years of useful life left stops the insurer from using age alone as its reason.

A 4-point inspection is what Citizens requests when a property is over 20 years old. Its roof portion lists the covering, age, remaining life, last permit date, how much was replaced, and a damage list. Once a shingle roof passes 25 years, the file needs to document at least five years of remaining life. With a Rockledge median build year of 1990, some of these homes may reach that point. Your agent or insurer is the right person to explain how this affects your particular policy.

The wind mitigation form, OIR-B1-1802, stays valid up to five years if the structure has not materially changed. It asks about roof deck attachment, roof-to-wall connections and roof shape, which are attic items you cannot easily see yourself.

Scope and timing

What the inspector looks at, and when to schedule one

The inspector checks for cracking, curling, granule loss, exposed felt, loose or missing tabs, soft decking and leaks in the attic or on ceilings. The covering type and permit history get noted too.

  • You are buying or selling, and the roof's condition should be known before closing.
  • A letter from your insurer mentions roof age.
  • A storm has passed. A new claim must reach your insurer within 1 year of the loss date.
  • A re-roof is coming. Rockledge asks for a Re-roof Supplement Form and a Deck Nailing Affidavit on shingle jobs.

Offering anything of value for an inspection, or advising you on coverage, is not something roofing contractors may do. Confirm roof permit rules with the City of Rockledge Building Division.

Does Rockledge need a roof inspection once a roof is 15 years old?

On its own, Florida law does not call for one. Fla. Stat. 627.7011(5) says that for a roof 15 years or older, your insurer must allow you to have an authorized inspector check it at your expense. With 33.2 percent of Rockledge homes built before 1980, many owners here may see this question. Check with your insurer or agent before you pay for an inspection.

Who counts as an authorized inspector for my insurer?

The state's list includes a licensed home inspector, a certified building code inspector, a licensed general, building or residential contractor, a roofing contractor, a professional engineer or an architect. The insurer may also accept additional people as qualified. Ask which inspectors your insurer accepts before you book anyone, so the report is taken. About 78 percent of Rockledge occupied homes are owner-occupied, so most inspection costs fall on the homeowner.

What does the roof section of the 4-point form record?

It records the covering material, roof age, remaining useful life, date of the last roofing permit, whether the roof was fully or partly replaced, overall condition and a damage list. Photos of each roof slope are expected. Citizens requires a 4-point inspection for properties more than 20 years old, and Rockledge's median home was built in 1990. Your insurer decides what it accepts.

Does the 25 percent rule affect a repair after an inspection?

It can. The Florida Building Code limits repairs to 25 percent of the roof area in any 12-month period unless the whole roof section is replaced. A roof falls under the 2007 exception only if that roof was built, repaired or replaced in compliance with the 2007 Florida Building Code or a later edition, and the 2007 code took effect March 1, 2009. After the 2017 tornado along Rockledge Drive damaged roofs, this rule affected how repairs were planned. Confirm details with the Rockledge Building Division.
