Roof repair in Viera West, FL
Water covers only 1.5 percent of Viera West, so the roof problems here come from wind and rain, not from standing water. Most homes are new. That helps with the 25 percent rule, but it does not stop shingle loss, vent damage or leaks at flashing.

Storm weak points
Where roofs fail in Brevard County storms
Hurricane Matthew in 2016 brought 81 mph gusts to Merritt Island, and the damage there was mostly roof shingles, soffits and awnings. Hurricane Irma in 2017 damaged over 7,132 homes in the county. Eight tornadoes with roof and shingle damage came with it, including an EF-1 in Rockledge.
According to FEMA field teams, damage to roof coverings was a primary way water entered buildings. When ridge vents are lost, the deck is left with large openings. In FEMA's example, ceilings collapsed though the only roof damage was missing ridge shingles and vent.
Leaks also follow the places flashing is required: where a wall meets the roof, where slope or direction changes, and around roof openings. Check those spots first. In hurricanes, soffits have a poor record, and one that fails often allows a lot of water inside.
Repair or replace
Patching a Viera West roof under the 25 percent limit
The code limits repair, replacement or recovering to 25 percent of a roof or roof section in any 12 months. Beyond that point, the entire roof section has to be redone. If your roof was itself built, repaired or replaced under the 2007 Florida Building Code or a later edition, the exception covers it. When that happens, only the repaired section has to meet current code.
Here 57.6 percent of housing units were built in 2010 or later. That suggests many roofs here may qualify, but the year a house was built does not prove a roof's code edition. Ask the building office, or check the original permit, before you assume it.
Viera West is an unincorporated community, so Brevard County Planning & Development issues roof permits. Small repairs may be done without a permit only if the building official approves. Confirm with that office before work starts.
After the storm
What to do safely after a storm
Stay off the roof. Photograph ceilings and visible damage from the ground and from inside the attic. Tarp only what you can reach safely. The peak of hurricane season comes on September 10, within a season that runs from June 1 to November 30.
For a new claim, notice must reach your insurer within 1 year of the date of loss. A supplemental claim has 18 months. Ask your insurer or agent what your policy covers, and be wary of anyone who offers something of value for an inspection.
Questions
Roof repair in Viera West: questions
What is the 25% roof rule in Florida?
Not more than 25 percent of a roof or roof section may be repaired, replaced or recovered in 12 months unless the whole roof section is replaced. Roofs built, repaired or replaced to the 2007 Florida Building Code or later are the exception. In Viera West, 57.6 percent of housing units date from 2010 or later, so the exception may apply. Confirm with Brevard County Planning & Development.

Do mobile homes in Viera West follow the same roof rules?
Mobile homes are 0.1 percent of housing units in Viera West, against 7.2 percent countywide. Most roofs here are on site-built homes covered by the Florida Building Code. A mobile or manufactured home follows the HUD code instead, so ask the county building office which rules apply to yours.

Does my insurer decide when my roof gets replaced?
When your roof is 15 years or older, your insurer has to allow an authorized inspector to check it, at your expense, before it can require replacement. Age alone cannot be the reason for a refusal or non-renewal if the inspection shows 5 or more years of useful life remaining. Your homes here are young, with a median build year of 2012, so many roofs are likely under 15 years old.

Which parts of a Viera West roof leak first in a storm?
Check flashing at wall and roof intersections, vent pipes and roof openings, plus ridge vents and soffits. Hurricane Matthew's damage in Brevard County was mostly shingles, soffits and awnings, and Irma brought tornado damage to Rockledge. Missing shingles are the easiest sign to spot from the ground.
