Where Malabar roofs fail in storms

Hurricane Matthew passed about 25 miles offshore in 2016, and Brevard County recorded 87 mph gusts at Satellite Beach. Damage was mostly to roof shingles, soffits and awnings. Hurricane Irma in 2017 damaged over 7,132 county homes and spun off eight tornadoes, including an EF-1 at Indialantic.

The weak points repeat from storm to storm. Flashing at wall joints, vent pipes and changes of slope is where leaks usually start. Lost ridge vents can open a large hole in the deck, and FEMA found ceilings collapsed in a house whose only damage was ridge shingles and vent. Soffits have also performed poorly, and when they fail, water usually follows.

Hurricane season runs from June 1 to November 30, with the peak arriving around September 10. A roof that looks fine in June can fail in the first big wind of September, so walk the property after any storm.

Repair or replace

Malabar's 25% rule decides whether you repair or replace

Under Florida law, patching cannot cover more than 25 percent of a roof or roof section within any 12-month period. Once repairs exceed that share, the entire roof or section has to be redone. One exception covers a roof built, repaired or replaced to the 2007 Florida Building Code or later. On such a roof, a Malabar repair is held to current code only where the new work goes, and the town cannot amend that exception.

Malabar's median home was built in 1993, and 21.5% of its housing units date from 2010 or later. A home's build year does not tell you the age of its roof or the code it was built to. Ask a roofer to find out when the covering was last replaced and under which code.

  • A repair renews part of a roof for maintenance.
  • A replacement strips the old covering, fixes the deck, and installs a new one.
  • A recover adds a second layer over the old one.

What to do after a storm, and who pulls the permit

Stay off a wet or damaged roof. From the ground, look for missing or curled shingles, loose ridge pieces and hanging soffit. Check the attic and ceilings for leaks, and photograph everything. Ask your insurer or agent what your policy actually covers.

My roof is 15 years old. Can my insurer drop me for it in Malabar?

Age by itself is not enough when an inspection finds the roof has enough life left. When a roof is 15 years or older, your insurer must allow an authorized inspector to examine it, and you pay for that inspection. What storm damage should I look for on a Malabar roof?
