Which Malabar roofs are old enough to need a look

Malabar's median home was built in 1993, five years newer than the countywide median of 1988. Another 21.5 percent of housing units went up in 2010 or later. Those newer roofs are mostly under 15 years old. Under Fla. Stat. 627.7011(5)(b), an insurer may not refuse or renew a policy solely because a roof is under 15 years old.

Citizens Property Insurance asks for five years of remaining useful life on shingle roofs older than 25 years. Ask your insurer which line applies to your policy.

Insurer rules

Insurer rules for roofs 15 years and older

If your Malabar roof has passed 15 years, your insurer must let you hire an authorized inspector, and you pay for it. A result showing 5 or more years of useful life bars the insurer from refusing or dropping you over roof age alone. The inspector must be on your insurer's accepted list and can be a home inspector, roofing contractor, engineer or architect.

The roof part of a 4-point report lists the material, age, remaining life, last roofing permit and whether a replacement was full or partial. It also names damage: curling, granule loss, exposed felt, soft decking and attic leaks. Citizens asks for this report once a property passes 20 years, which could apply to the 16.9 percent of Malabar homes built before 1980.

A wind mitigation inspection is a separate visit. Form OIR-B1-1802 looks at deck attachment and roof-to-wall connections in the attic, plus the code era of the home. The signer must come in person, and the finished form carries a five-year window if the structure does not change.

Timing

When to order a roof inspection in Malabar

My Malabar roof is 15 years old. Does my insurer have to let me get it inspected?

Yes. Under Fla. Stat. 627.7011(5)(c), an insurer must allow you to hire an authorized inspector at your own expense before requiring replacement. If the inspection shows 5 or more years of useful life remaining, the insurer may not refuse or non-renew solely because of roof age. Does a wind mitigation inspection replace a roof inspection?

No. The wind mitigation form, OIR-B1-1802, records building code era, roof covering, deck attachment, roof-to-wall connections, roof shape and opening protection. It does not replace the roof age and condition review. With 21.5 percent of Malabar housing built in 2010 or later, many homes may have newer features worth documenting.
