Where Indialantic roofs fail in a storm
In Hurricane Irma (2017), an EF-1 tornado with 90 to 100 mph winds crossed onto the barrier island at Indialantic. Part of one beachfront condo roof came off, and several houses lost shingles and soffit panels.
Hurricane Matthew in 2016 left the same kind of damage across Brevard County: roof shingles, soffits and awnings, with a peak gust of 87 mph at Satellite Beach.
Soffits fail first on many older homes. FEMA field teams found they have performed poorly in hurricanes, and water follows when they go. Lost ridge vents are another weak point, because they open large holes in the roof deck. Leaks also track flashing at wall and roof intersections, changes of slope and roof openings.

Repair versus replace
Repair or replace: the 25 percent rule
Florida's building code limits how much of a roof section you may patch in 12 months: 25 percent. Past that line, the whole section must be replaced or recovered, which is why a repair quote on an Indialantic house can turn into a re-roof.
One exception exists. If the roof itself was built, repaired or replaced under the 2007 Florida Building Code or a later edition, only the new work must meet current code. A town cannot amend that exception by ordinance.
The median home here was built in 1969, against 1988 countywide. That suggests many roofs have been redone at least once, but the exception turns on the roof's own record, not the house's age.

Can my insurer drop me because of my roof's age?
Florida law limits this. When your roof is 15 years or older, the insurer must allow an authorized inspector to examine it, and you pay for that visit. Age alone cannot be the sole reason for a refusal or non-renewal when the inspection shows the roof has 5 or more years of useful life remaining.
