Where Melbourne Beach roofs fail in a storm
Hurricane Matthew in 2016 produced gusts of 70 to 87 mph around the county, and the damage was mostly roof shingles, soffits, awnings and pool enclosures. Irma then damaged over 7,132 county homes. Shingle loss and soffit loss are the common results.
Wind often takes the ridge first. FEMA field teams found that losing ridge vents opens large holes in the roof deck, and one house had ceilings collapse though only ridge shingles and vent were gone. Soffits fail the same way, and when they go, water usually follows.
Leaks also track flashing: wall and roof joins, changes of slope, chimneys and vent pipes. In Melbourne Beach 70.4% of housing units were built before 1980, against 32.1% countywide. That suggests many roofs here have been patched or replaced at least once, so ask any roofer to check those joins first.
The 25% rule
How many shingles can a repair touch before the whole roof counts
The 25 percent limit in the code applies per roof or roof section, counted over any 12 months. Work beyond it means the whole section gets a new covering. After a storm like Irma, a few patches in one year can add up faster than owners expect.
An exception exists for a roof that was built, repaired or replaced under the 2007 Florida Building Code or a later edition. The median Melbourne Beach home dates to 1974, but a home's age says nothing about its roof. Look up the date of the last roof work before you decide.
