Roofing in Indialantic, Florida

In 2017 an EF-1 tornado came ashore on Indialantic's barrier island during Hurricane Irma, removing part of a beachfront condo roof and damaging shingles and soffits on several homes. Most houses here are older still. The median home was built in 1969, so an aging roof is the first thing to check on your own property.

Roof age here

Indialantic roof ages, and the impact they have on your home

Indialantic is an old town for housing. The median home was built in 1969, while the countywide median is 1988. Roughly three in four homes here predate 1980.

If your roof is from before 1980, it is likely past the age where insurers start asking questions. For shingle roofs beyond 25 years old, Citizens Property Insurance asks for proof that at least five years of useful life remain. Tile, slate, clay, concrete or metal roofs trigger the same request at 50 years. Ask your insurance agent which rule applies to your home.

Few homes here are new. Only 2.6 percent of housing units were built in 2010 or later, so most owners are dealing with original or once-replaced roofs.

Permits and rules

Permits, reroofing rules and the 25 percent rule

The Town of Indialantic Building Department handles roof permits, and its online system also covers re-roof permits. Check with the building office before work starts, since the town's own page is the authority for local filing.

Florida's 25 percent rule limits how much of an existing roof can be repaired or replaced in any 12-month period. When damage reaches beyond 25 percent of the roof surface, the whole roof covering has to be swapped out or laid over with new material. The rule does not apply if the current roof was constructed or fixed under the 2007 Florida Building Code or a newer edition.

Questions

Indialantic roofing questions

What is the 25% roof rule in Florida?

The 25 percent rule limits repairs or replacement of an existing roof to 25 percent of its area in any 12-month period, unless the entire roof covering is replaced or recovered. The Florida Building Code states this at section 1511.1.1. If your roof was built or repaired under the 2007 Florida Building Code or later, a different exception may apply. Confirm the details with the Town of Indialantic Building Department before you plan any partial roof work.
