How old are Indialantic roofs?

The median Indialantic home was built in 1969, while the countywide median is 1988. That is a 19-year gap. A 1969 house has almost certainly had its roof replaced at least once. That suggests many roofs here are replacements, and some of them may be past 15 years.

What a roof inspector actually checks

The inspector works from the insurer's forms. On the 4-point form, the roof portion captures the covering material, the roof's age, its remaining useful life, when the last roofing permit was pulled, and whether the replacement was full or partial. Insurers such as Citizens require this 4-point inspection for properties more than 20 years old.

  • Cracking, curling or cupping of shingles
  • Heavy granule loss, with asphalt or felt showing through
  • Missing, loose or cracked tabs or tiles
  • Soft spots in the decking
  • Signs of a leak may show up as stains on your ceilings or as damp spots in the attic.

Wind mitigation is documented on its own form, OIR-B1-1802, which is not part of the 4-point. It looks at attic items you cannot see from the ground: roof deck attachment, roof-to-wall connections and any sealed roof deck. The form stays valid for up to five years if nothing material changes on the house.

Timing

When to order an inspection in Indialantic

Schedule it ahead of a purchase or sale, or after your insurer mails you a notice about the age of your roof. Citizens asks for documentation of at least five years of remaining useful life once a shingle roof passes 25 years. The same threshold is 50 years for tile or metal.

Also order one after a storm. In Hurricane Irma in 2017, an EF-1 tornado came ashore in Indialantic and damaged shingles and soffits on several homes. Hurricane Matthew in 2016 left shingle and soffit damage across Brevard County. Insurers set a 1-year deadline to report a new claim, so do not wait on visible damage.

Does Florida require a roof inspection when the roof turns 15?
