It removed part of a beachfront condo roof and damaged shingles and soffits on several homes. Hurricane Matthew in 2016 produced peak gusts of 87 mph at Satellite Beach, and damage there involved shingles and soffits.

Hurricane season in the Atlantic stretches from June 1 through November 30, with September 10 marking its peak. Heat matters too. FSEC testing found attic temperatures can run 40 degrees above outdoor air under dark shingles, while reflective roofing stayed no warmer than ambient air.

What is the 25% roof rule in Florida?

The 25 percent rule limits how much of an existing roof can be repaired or replaced in a 12-month period without bringing the whole roof covering up to current code. Not more than 25 percent of the roof area can be redone without the entire covering being replaced. If the existing roof was built to the 2007 Florida Building Code or later, only the repaired section must meet current code. Confirm the details with the Town of Indialantic Building Department before starting work.

Will my insurer require an inspection of an older roof?

Insurers can refuse or non-renew a policy based on roof age only in limited ways.
