Where LaCrosse roofs fail in wind

Alachua County has been under federal disaster declarations for Hurricane Hermine in 2016, Irma in 2017, Ian in 2022, Idalia in 2023 and Debby in 2024. Irma's peak gust at the Gainesville airport was 61 mph. Gusts like that lift shingle edges and strip ridge material before they harm anything else.

FEMA field teams name wind-damaged roof covering as a primary source of water getting inside. They also warn that losing ridge vents opens large holes in the deck. In one FEMA example house, ceilings collapsed although the only roof damage was lost ridge shingles and ridge vent.

Leaks also follow the places the code requires flashing: wall and roof meeting points, changes of slope, and openings like vent pipes. If a stain shows up near one of those spots, start the inspection there.

Repair or replace: the 25 percent line

Patching in Florida is capped at 25 percent of a roof or roof section across any 12-month period. Once repairs go beyond that cap, the entire roof or section has to be redone. The exception is a roof that was itself built, repaired or replaced to the 2007 Florida Building Code or later, where only the repaired part must meet current code.

The 15 year roof rule in Florida is Fla. Stat. 627.7011(5). When your roof has reached 15 years or more, the insurer has to allow an authorized inspector to examine it at your cost before it can demand a replacement. If the inspection shows 5 or more years of useful life remaining, the insurer may not refuse to issue or non-renew your homeowner's policy solely because of roof age. An authorized inspector is one the insurer approves, such as a licensed home inspector, roofing contractor, engineer or architect.
