A permit has time limits. Work must start within 6 months of issue, and an inactive permit can lapse. Confirm the current edition of the code that applies to your project, since the 2023 Florida Building Code took effect December 31, 2023 and the 2026 edition applies to applications filed on or after December 31, 2026.

What is the 15 year roof rule in Florida?

The 15 year roof rule is Fla. Stat. 627.7011(5), and it limits what an insurer can do about an older roof. Your insurer cannot decline to issue or renew your homeowner's policy based only on the roof being under 15 years old. When your roof is 15 years or older, the insurer has to allow an authorized inspector to examine it, with you covering the cost. It cannot refuse or non-renew you based only on roof age if that inspection finds at least 5 years of useful life remaining.
