Commercial roofing in LaCrosse, FL

LaCrosse had 56 housing units in the 2024 American Community Survey, with a margin of error of plus or minus 33. That small base means most commercial roofs here are likely on a handful of buildings, not a large portfolio. The town's own site describes it as rural, with agriculture and community at its center.

Permits and inspections

Who permits and inspects a commercial roof in LaCrosse

A commercial roof in LaCrosse is permitted under the Florida Building Code, not the stricter High-Velocity Hurricane Zone rules. Those apply only in Broward and Miami-Dade counties. Alachua County sits outside that zone, so the standard code section on re-roofing governs your project.

Ask the building office early whether your project needs a Notice of Commencement recorded and posted before the first inspection. The code warns that skipping it can mean paying twice for the same work.

A permit lapses if work does not start within six months of issuance, or stops for six months. Plan your crew schedule around those dates, and confirm the clock with the county.

Drainage and re-roofing

Low-slope drainage and the 25 percent rule

Flat and low-slope roofs need slope to shed water. New low-slope roofs must be designed at no less than one-fourth inch per foot for most membrane types. Ask any bidder what slope the finished roof will have and where water will go during heavy rain.

On a LaCrosse building, a repair that touches only a fraction of the roof area in a year may still avoid a full upgrade, so measure your roof area before you ask for bids. Limits apply to each 12-month period, and the building office can confirm how your roof's permit history applies.

  • Confirm the slope and drainage plan in writing.
  • Ask whether overflow drains or scuppers are needed where parapets trap water.
  • Check whether the existing deck is sound before a recover is proposed.

Questions

Commercial roofing in LaCrosse: questions

What is the new law in Florida about roofs?

Florida's current building code, the Eighth Edition, applies to permits now. For a commercial roof in LaCrosse, check with the Alachua County building office which edition governs your permit before you sign a contract. The 2023 code edition took effect on December 31, 2023, and a later edition applies to permit applications filed after its effective date. Florida law also bars local governments from amending the exception that protects roofs built to the 2007 code.

What is the 15 year roof rule in Florida?

The 15 year roof rule in Florida comes from Fla. Stat. 627.7011(5). An insurer may not refuse to issue or renew a homeowner's policy solely because a roof is less than 15 years old. If your roof is at least 15 years old, you may ask an authorized inspector to examine it, and you will cover that cost yourself, while the insurer has to allow the visit. An insurer cannot turn down or decline to renew your policy just because of the roof's age when that inspection finds at least 5 years of useful life remaining. LaCrosse has 129 housing units in the 2020 Census, so many owners hold roofs of mixed age.

Who can install a commercial roof here?

Florida law says a general or residential contractor who is not a certified roofing contractor cannot advertise as one. Check the state license lookup before you hire anyone for a membrane or metal roof. Ask who will pull the permit and who will be on site for each inspection. Our community is small, with 316 people spread across 4.62 square miles, so a local crew often knows the buildings and the inspectors well. Confirm the contractor's status in writing before work begins.

How should a property manager compare roofing bids?

Compare the slope, drainage plan, membrane type and product standard in each bid, not only the total. Ask each bidder to name the ASTM standard for the membrane and the permit they will pull. LaCrosse has 56 housing units in the American Community Survey, so many commercial owners manage only a few buildings. A bid that skips drainage or overflow is incomplete.
