How water gets into Alachua roofs
FEMA's assessment teams have found that damaged roof coverings are a primary way water enters a home in high wind, and that lost ridge vents and soffits open large gaps for rain. Once water is in, wet insulation and walls lead to algae and mold. That is why a repair after a tree strike or a blown ridge looks past the hole to the attic, the insulation and the ceiling.
The gusts do not have to be extreme. Debby's ran 40 to 54 mph across the county, and Idalia's reached 40 mph at the Gainesville airport and 51 mph near UF; Idalia alone brought down more than 30 trees countywide.

Permits and patch limits in Alachua
A permit covers most roof repairs, but the code lets the building official approve ordinary minor repairs without one. For an address inside the city that official sits in the City of Alachua Building Division, so a quick question there settles whether your patch needs paperwork.
Size matters too. Patch more than 25% of a roof section within 12 months and the code asks for the whole section to be redone, unless the existing roof was built or replaced under the 2007 code or later. On a house from 1996, Alachua's median year, check whether the roof has been replaced since 2009 before planning a big repair.

What should I check on my Alachua roof after a storm passes?
Start at the ridge, the hips and the edges, then the flashing at walls, vents and chimneys, and finish in the attic with a flashlight. FEMA found hips and ridges took the most damage after Hurricane Ian, and the code puts flashing exactly where leaks tend to begin. After a blow like Debby's 40 to 54 mph gusts in 2024, look for lifted or missing shingles, tiles cracked by debris and any branch that touched the roof.

Is a tree on my Alachua roof a repair or a replacement?
That depends on how much of the roof section it damaged and when the roof went on. Fix less than 25% of a section in a year and it stays a repair; go past that on a roof older than the 2007 code and the whole section must be replaced. During Hurricane Debby in 2024 a tree destroyed an entire home in Alachua. Whatever the size, any decking found wet or damaged under the hole is replaced, because the code's idea of a replacement includes repairing damaged substrate.

Can broken roof tiles be reused in Alachua?
Only salvaged tile of like kind in material and profile, and never cracked or broken pieces. The code also bars reinstalling rusted or damaged flashing, edge metal, drain outlets or collars. Wind rarely breaks tile directly; the tile industry says tiles usually crack when flying debris hits them. Here that debris is often limbs: Idalia put more than 30 trees down across Alachua County in 2023, so check the tile under any fallen branch.
