How old are the roofs in LaCrosse?
The median LaCrosse home was built in 2004, and 27 percent of housing units date from 2010 or later, against 13 percent across Alachua County. That is newer than most of the county. A newer house does not mean a young roof, though, since shingles may have been replaced or repaired since.
At the other end, 17.9 percent of homes here were built before 1980. Many of those roofs have likely been replaced at least once. Ask the seller or previous owner for the permit date, because the roof's own age is what insurers count.
The mobile homes in town fall under the HUD code, not the Florida Building Code. The Senate staff analysis also notes that the 15-year roof statute does not apply to mobile home policies. If you own one, ask your insurer directly what it wants to see on the roof.

Insurer roof rules for LaCrosse homeowners
Florida Statute 627.7011(5) protects owners of newer roofs: an insurer may not turn down or non-renew a homeowner's policy solely because a roof under 15 years old is too old. If your LaCrosse house was built or re-roofed after 2010, as 27 percent of local units were, that protection likely covers you.
Older roofs get a second path. At 15 years, the insurer must allow your own authorized inspector to look at the roof at your expense before it requires a replacement. A result showing 5 or more years of useful life stops a refusal based on age alone.

The inspector looks for what the insurer forms list: cracking, curling, heavy granule loss, exposed felt, missing or loose tabs, soft decking and leaks in the attic or on ceilings. Each slope gets photographed for the report. For a wind mitigation form, the inspector also records attic items you cannot see, such as deck nailing and roof-to-wall connectors.

Florida lists licensed home inspectors, certified building code inspectors, licensed general, building, residential or roofing contractors, professional engineers and architects. How long do I have to report storm damage to my roof?
