Roof repair in High Springs, FL

Golf-ball to pea-size hail was reported just southwest of High Springs on 2023-05-11, and hail is one of several ways roofs here get hurt. Wind, falling trees and flood-driven storms do the rest. Most repairs are small. Whether a repair stays small depends on one state rule.

Storm damage

Where High Springs roofs fail in storms

Of 10 storm reports tied to High Springs from 2016 to 2025, 7 were thunderstorm wind and 1 was hail, and the largest hail was 1.75 inches. Wind lifts shingle tabs and strips ridge cap first. Hail bruises shingles and shows up as granule loss and exposed asphalt.

Hurricane Debby in 2024 sent fallen trees onto homes in High Springs and Newberry. Tree strikes break decking and flashing in one spot, so the damage is usually local and repairable. Check the attic underside for daylight, wet insulation and soft decking.

Leaks follow flashing: wall-to-roof joints, vent pipes, chimneys and changes of slope. The code requires flashing at those points. FEMA also found that lost ridge vents leave large openings in the roof deck, and wet insulation leads to mold.

Repair limits

Repair or replace under the 25% rule

Florida limits patch repairs to 25 percent of a roof or roof section across any 12-month stretch. When the repaired area passes that share, the whole roof or section must be replaced or recovered. A roof that itself met the 2007 Florida Building Code or a later edition gets a break: only the part you repair must meet current code. A High Springs roofer should ask for that roof's record.

About 29 percent of High Springs homes were built in 2010 or later, against 13 percent countywide. A home's build year does not tell you its roof's code edition, so ask for the roof's own record. About 13.6 percent of housing here is mobile homes, which follow the HUD code, not the Florida Building Code.

For a small repair, the City of High Springs Building Department decides whether a permit is needed. Under the code, ordinary minor repairs can be approved by the building official without a permit. Ask the department before work starts.

Safe steps

What to do after a storm

Stay on the ground and look over the roof from underneath. Photograph missing shingles, fallen limbs and ceiling stains. Move belongings out from under any leak, and keep the date of the storm.

Questions about coverage or deadlines go to your insurer or agent. By statute, a new claim notice must reach the insurer within 1 year of the loss. A roofer may not interpret your policy or offer you anything of value for an inspection or claim.

Questions

Roof repair in High Springs: questions

What is the 25% roof rule in Florida?

Unless the entire roof or section is redone, no more than 25 percent of it may be repaired, replaced or recovered within any 12-month period. A roof that was built, repaired or replaced to the 2007 Florida Building Code or a later edition qualifies for the exception. For a High Springs home, ask the City of High Springs Building Department how it reads your roof.

Can hail damage a roof in High Springs?

Yes. Golf-ball to pea-size hail was reported just southwest of High Springs on 2023-05-11, and 1.75 inches is the largest hail in the 2016-2025 local reports. Signs include cracking, granule loss, exposed asphalt and soft spots in decking. Check the attic underside for visible leaks as well.

Does my insurer have to let me inspect an older roof?

When your roof is 15 years old or older, the insurer has to allow an authorized inspector to examine it, and you cover that cost. Age alone is not a permitted reason for the insurer to refuse or non-renew when the inspection shows at least 5 years of useful life remaining. Confirm details with your insurer or agent.
