Where Waldo roofs fail in wind and hail
Thunderstorm wind is the most common report here, four of the five NOAA entries. Wind finds the weak edges first: missing or curled tabs, lost ridge shingles and loosened vent flashing. FEMA's field teams found that damaged roof covering was a primary source of water getting inside after high winds.
Ridge vents deserve a close look. FEMA notes that losing one opens a large hole in the roof deck, and its example house had ceilings collapse though only the ridge vent and ridge shingles were gone. Leaks also track the places the code requires flashing: wall and roof joints, changes of slope and roof openings.
Hail at 0.88 inch is under an inch, but it can still bruise shingles and strip granules. Look from the ground for exposed asphalt, cracked or missing tabs and soft spots you can see from the attic side.

Repair or replace: the 25 percent rule
Under Florida's code, patch work on a roof or roof section cannot exceed 25 percent in any 12-month period. Go past that and the whole roof section must be brought to current code.
