New construction roofing in LaCrosse, FL

26.8 percent of homes in LaCrosse were built in 2010 or later, according to the 2024 American Community Survey, which is a higher share than the county average of 13 percent. That makes new construction a real part of the local roofing picture. If you are building a home here, the roof has to match the code edition, deck rules and inspection steps that apply to your permit date.

Code and permit timing

Which code edition your LaCrosse permit faces

Florida's Eighth Edition of the Building Code, published in 2023, came into force on December 31 of that year. Under the Ninth Edition, which becomes effective December 31, 2026, any permit application filed on or after that date has to meet its requirements. If your LaCrosse plans are filed on or after that date, plan the roof around the new edition from the start.

Permits also expire if work does not begin within 6 months of issue, or if the job sits for 6 months. An application can be treated as abandoned 180 days after filing unless it is pursued in good faith. Ask the Alachua County building office how these clocks apply to your lot.

What the inspector checks

Deck, underlayment and fastening for a new roof

Roof sheathing must be fastened with ring shank nails of a specified type, and the code limits which nail types apply by sheathing thickness. Before the roof covering goes on, the code gives three dry-in options for shingle and metal roofs. Each one names a membrane standard, so confirm which option your plans use before the sheathing inspection.

  • Gutters with downspouts are required when eaves project less than 6 inches, and downspouts must discharge at least 1 foot from the sidewall.
  • Drip edge at eaves and gables is fastened closer together where design wind speed is 110 mph or more.
  • Tile goes only over solid sheathing unless tested otherwise, and must follow the manufacturer's instructions.

Approval and inspections

Product approval and the roofing inspections

Roofing is a statewide product approval category. Check the approval number on the product against the Florida Building Commission lookup before you accept delivery. The permit file should list those numbers.

Inspections run in a set order: framing, then sheathing, then roofing, then final. The sheathing inspection can be done as part of a dry-in inspection, or separately once the roof and wall sheathing and fasteners are complete. Schedule the roof around these steps so the house is not waiting on the inspector.

Questions

New construction roofing in LaCrosse: questions

What is the new law in Florida about roofs?

For new homes, Florida Statute 553.837 now requires a builder to warrant the home for 1 year against defects in equipment, material or workmanship that cause a material violation of the Florida Building Code. The law took effect July 1, 2025. Coverage does not extend to ordinary aging, ground shifting, damage the homeowner caused, or natural catastrophes like hurricanes and floods. Questions about a specific claim should go to the builder and your insurer.

Who can install the roof on a new house in LaCrosse?

Florida law says a general contractor must subcontract roofing work unless it holds a roofing certificate or registration. The exception allows a builder to install asphalt or fiberglass shingles itself on a new building of its own construction. Installation of tile, metal, or membrane roofing should be handled by a contractor holding certification or registration from the state. LaCrosse is a small community, with 129 housing units counted in the 2020 Census, so local builders often handle several homes a year. Check the license before you sign.
