What Alachua owners get asked at renewal
Florida's 15-year roof rule, Fla. Stat. 627.7011(5), bars an insurer from refusing or non-renewing a home policy solely because a roof is younger than 15 years. For an older roof, you may have an inspector the insurer accepts check it at your expense; if that report shows at least five years of useful life left, age alone cannot end the policy. The rule covers policies issued or renewed since July 1, 2022, and it does not reach mobile home policies, which matters for the 3.9% of Alachua homes that are mobile homes.
Citizens adds lines of its own: a 4-point inspection for homes over 20 years old, and proof of five more years of life for shingle roofs past 25 or tile and metal roofs past 50. A house built in 1996 crossed that 20-year line in 2016.

What an inspector looks at here
A roof inspection for an insurer follows the form. The 4-point's roof section asks for the covering, its age and remaining life, the last roofing permit and any partial replacement, plus a damage list running from cracking and curling to granule loss, exposed felt, soft decking, hail marks and attic leaks. The wind mitigation form, OIR-B1-1802, sends the inspector into the attic for deck nailing, roof-to-wall connections and signs of a sealed deck.
Alachua's recent storms give inspectors reasons to look closely: Debby flooded homes in the city in 2024, and Helene's gusts reached 66 mph at UF a few weeks later.

How often should an older Alachua roof be inspected?
Twice a year, fall and spring, is NRCA's guidance, plus after any big storm. For an Alachua house built around 1996, the city's median year, the roof's own age matters more than the house's: once a roof reaches 15 years, the insurer must let the homeowner have an authorized inspector check it at the homeowner's expense, and may not refuse or non-renew solely for age if the inspection shows at least five years of useful life left. A spring check also lands before hurricane season opens on June 1, while any repair it finds can still be scheduled calmly.

What does a 4-point inspection check on my Alachua home?
Four systems: electrical, plumbing, HVAC and the roof. Citizens requires one for homes more than 20 years old, which takes in at least half of Alachua's homes, given a 1996 median build year. The roof section records the material, age, remaining life, last permit and condition, and with photos of every slope it can replace Citizens' separate roof form. Other insurers set their own rules, so ask your agent first.

Is a wind mitigation inspection worth it in Alachua?
It can be. Florida law requires insurers to offer discounts for features that reduce wind loss, such as roof deck attachment, roof-to-wall connections and a sealed roof deck, and to describe them on their websites. The state's notice says those discounts apply only to the hurricane-wind part of a policy and are not added together. A completed OIR-B1-1802 lasts up to five years. Alachua County has drawn hurricane disaster declarations every few years since Hermine in 2016, so ask your agent what the form could change.
