What today's code adds to an Alachua re-roof
Three requirements come with a tear-off on a wood deck. The deck attachment must meet the re-nailing table, which adds ring-shank nails where the old fasteners are staples, 6d nails or widely spaced 8d nails. A secondary water barrier goes down before the new covering. And every old layer comes off if there are already two or more, if the roof is water-soaked or worn out, or if the old covering is tile.
Houses built from 2010 on, 15.7% of the city's stock, were framed under newer code editions, so their decks may already meet the nailing table. The sheathing inspection confirms it either way.

Inside city limits the permit comes from the City of Alachua Building Division; the county's Growth Management office covers the unincorporated land around it. No plan review applies to a re-roof, and the inspector visits twice: once at sheathing and dry-in, once at the finished roof.
Plan the timing around the weather record. Hermine, Irma, Ian, Idalia, Debby, Helene and Milton all brought FEMA major disaster declarations to Alachua County between 2016 and 2024, and hurricane season runs June 1 to November 30, peaking around September 10. A roof is most exposed between tear-off and dry-in, so a spring start keeps that window away from the peak.

Does the 25% roof rule apply to my Alachua house?
It depends on when the current roof went on. The code limits repairs to 25% of a roof or roof section in 12 months unless the section is fully replaced. If the existing roof was built or replaced under the 2007 Florida Building Code or later, in force from March 1, 2009, only the repaired part must meet current code. Alachua's median home dates to 1996, so a house still on an older roof falls under the full rule.

Can I replace my own roof in Alachua?
Florida lets an owner act as their own contractor on a one- or two-family home they will live in, as long as they personally supervise the work (Fla. Stat. 489.103(7)). You still need a permit from the City of Alachua Building Division and both inspections, and the deck nailing and water-barrier rules apply exactly as they would on a contractor's job. Outside city limits, the permit comes from Alachua County Growth Management instead.

Will a new roof change my insurance picture in Alachua?
It can change what your insurer sees. Florida insurers may not refuse or non-renew a policy solely because a roof is under 15 years old, and the age clock restarts when 100% of the roof is replaced. A new roof also adds a secondary water barrier the wind mitigation form records. With 74.8% of Alachua homes owner-occupied, most owners here handle these renewals themselves; ask your agent what changes for your policy.
