The downtown's National Register district, listed July 14, 2000, includes Queen Anne and Colonial Revival buildings. Can a coating fix a leaking flat roof in Alachua?

Sometimes, if the roof underneath is sound. Florida law treats a coating sold to protect, repair, waterproof, stop leaks or extend roof life as roofing work, and the code lists the ASTM standards coatings must meet. A coating is no fix for a wet or deteriorated roof, and if water still ponds after 48 hours the product has to be rated for it. Does work on a Main Street Alachua building need a permit?

Most roof work does. FBC-Building 105.1 requires a permit to repair or alter a building, and only ordinary minor repairs can skip it with the building official's approval. Inside city limits the City of Alachua Building Division issues it. The downtown's National Register district, listed in 2000, is a federal listing; ask the division whether anything beyond the building code applies to a contributing building before you choose materials.
