New construction roofing in Alachua, FL

Since 2010, Alachua has added a larger share of new homes than the county as a whole: 15.7% of its housing is that recent, against 13.3% countywide. Every new roof among them is built and inspected in stages, from framing and sheathing through dry-in to the final.

Local know-how

Slow growth, steady building

Alachua's population estimate barely moved from 2020 to 2025, rising 0.3% to 10,612, while the county's newest housing is concentrated in Newberry, where 43% of homes date from 2010 or later, and High Springs at 29%.

Whatever the pace, the rules are the same. A permit filed today follows the 2023 Florida Building Code, 8th edition; one filed on or after December 31, 2026 follows the 9th.

    Roof and wall panels and their fasteners, with or before the dry-in.

    The finished house, roof included, signed off as a whole.

The order comes from FBC-Building 110.3. Each stage has to pass before the next layer hides it, so a failed sheathing check is fixed while the deck is still open.

Soffits and fascia on a new Alachua roof

FEMA's Hurricane Michael advisory points to the roof edge. After that storm, FEMA found widespread wind damage to soffits and fascia let wind-driven rain do costly damage inside, and since the 2007 code soffits must resist the same wind loads as walls. FEMA's basic practice is to fasten soffit panels at both the wall and the fascia.

Alachua has seen that kind of storm up close. Debby's 40 to 54 mph gusts in 2024 were enough to put a tree through one home in the city and flood others, so the edge details a builder controls, from soffit fastening to fascia covers, are worth asking about before the trim goes on.

Does the builder answer for roof defects on a new Alachua home?

For one year, if the defect amounts to a material violation of the building code. Fla. Stat. 553.837, effective July 1, 2025, makes the builder warrant a newly built home against such defects in equipment, material or workmanship for a year after the first title transfer or occupancy, whichever is earlier. Wear and tear, settling, owner damage and natural disasters are excluded, a real limit in a county where Debby, Helene and Milton each drew a federal disaster declaration in 2024.

Will a new Alachua home need gutters?

Only if its eaves are short. FBC-Residential R318.5 requires gutters with downspouts on buildings whose eaves project less than 6 inches, except at gable rakes or a roof above another roof, and the downspouts must discharge at least a foot from the wall. Longer eaves take a house outside the rule. Either way, with 48.31 inches of rain a year at the county's climate station, settle the roof drainage before the final inspection, not after move-in.

Can I hire my own inspector for a new Alachua home?

Yes, through Florida's private provider law. Under Fla. Stat. 553.791 the fee owner, or the owner's contractor with explicit written authorization, may use a private provider for plan review or building code inspections; the provider must be a building code administrator, engineer or architect. The permit itself still comes from the City of Alachua Building Division for lots inside the city, and county lots go through Alachua County Growth Management.
