Roofing in Lake Mary, Florida

Lake Mary was incorporated on August 7, 1973, but most of its roofs are much newer than that. The median home here was built in 1997, which suggests many original shingle roofs are close to the age where an insurer asks for proof of remaining life. Roof permits are handled by the city's own Building Division.

Roof age

Roof age in a town of 1990s homes

The median home here dates to 1997. Countywide it is 1988. That suggests many Lake Mary shingle roofs are likely on a second layer or near needing one. Only 12.6 percent of homes here were built before 1980, so very old roofs are rarer than elsewhere in Seminole County.

Citizens Property Insurance sets a line at 25 years for shingle roofs. Past it, the policy needs documentation of at least five more years of useful life. Tile, slate, concrete and metal roofs get a 50-year line. A 1997 shingle roof that has never been replaced would cross the 25-year mark in 2022. Your insurer or agent decides what paperwork counts.

Newer construction also matters. By the Census figures, 27.2 percent of Lake Mary homes went up in 2010 or later, against 12.3 percent countywide. Those roofs were built under later editions of the Florida Building Code. That can change how much of a repair has to meet the current code.

Rules

Permits, the 25 percent rule and the code edition

For a Lake Mary re-roof, you go to the City of Lake Mary Building Division. Confirm current forms and timing with that office before you sign anything. Seminole County's Building Division also posts storm damage repair resources and solar panel re-installation requirements after re-roofing.

The 25 percent rule limits how much of a roof can be repaired, replaced or recovered in any 12-month period. Go past it and the whole roof or roof section has to be replaced or recovered. A roof built or redone under the 2007 Florida Building Code or later gets an exception. In that case only the repaired section has to meet current code, and a city cannot change that exception by ordinance.

The Eighth Edition of the Florida Building Code, from 2023, has applied since December 31, 2023. The Ninth (2026) Edition becomes effective December 31, 2026, for permit applications submitted on or after that date. The date of your application, not the date of the work, decides which edition governs your roof.

A Notice of Commencement has to be recorded and posted on site before the first inspection. The permit card must warn you that skipping it may mean paying twice for the improvements. Permit clocks also run: a permit lapses if work has not started within 6 months, or if work stalls for 6 months.

Soldiers Creek runs through Lake Mary and is periodically subject to flooding, per the city. Water covers 8.1 percent of the town's area. Flooding mostly affects ground-level property, but it is a reason to keep roof drainage and gutters clear.

Orlando Sanford records 49.63 inches of rain a year, with 22.25 inches falling in June through August. Sanford averages 108.5 days a year at 90 F or hotter. Heat and summer downpours wear on shingles, flashing and sealants every year.

A 10-year storm here drops 2.88 inches in one hour and 6.16 inches over 24 hours. For a 100-year storm, the 24-hour depth is 10.5 inches. Roof valleys and penetrations have to shed that much water quickly.

In Seminole County, Hurricane Irma in 2017 affected 4,939 of 7,125 assessed residential structures. Hurricane Matthew in 2016 caused its damage mainly from falling trees. County storm history is one more reason to photograph your roof's condition before the next season.

Mobile homes and community-run neighborhoods

Mobile homes are 4.4 percent of Lake Mary's housing units, about double the county's 2.1 percent. Single-family detached homes make up 55.8 percent here, against 61.4 percent countywide.

The city describes golf course and active retirement communities near downtown. Many such neighborhoods have their own association review of exterior work. Ask your association what approval it needs before the city permit.
