Gutters in Lake Mary, FL

In a 10-year storm, rain at Lake Mary can fall at 8.8 inches an hour for five minutes, and 12 inches an hour in a 100-year burst. Standard gutters can overflow in that. How you size them, and where the downspouts empty, decides whether the water leaves your house or stays against it.

Rain and gutter size

How Lake Mary rainfall sets gutter size

The short burst is what overwhelms a gutter. A 1-hour rain in a 10-year storm runs 2.88 inches an hour, and a 24-hour total reaches 6.16 inches. Gutter sizing tables that rely on older rain records can understate the five-minute rate. Ask your installer which rain rate the layout assumed.

Size counts. The plumbing code rates a 5-inch half-round gutter at 74 gallons a minute and a 6-inch at 110 on the same slope. By our arithmetic, the 6-inch carries about 49 percent more. On a long run with a large roof plane, that difference is usually the reason to step up.

Downspouts limit the system as much as the gutter does. A 3-inch round leader is rated at 92 gallons a minute, a 4-inch round at 192. The code also adds half the area of any wall that sheds rain onto the roof. Two-story walls above a lower roof are the usual case.

Where water goes

Downspout discharge and the code rule

Florida's residential code requires gutters with downspouts where eaves project less than 6 inches. Gable end rakes and a roof above another roof are not covered by that requirement. Each downspout must empty at least 1 foot from the sidewall, through buried pipe, a tail extension or a splash block.

That 1-foot rule sits in a termite-protection section, so it protects more than your slab. About 55.8 percent of Lake Mary's housing units are single-family detached homes, so most roofs here shed water onto their own yard. Check that the runout slopes away and does not dump onto a walkway or a neighbor's line.

Soldiers Creek runs through Lake Mary and is periodically subject to flooding, and the city protects the land around it as open space. Gutters do not stop creek flooding. They keep roof water from adding to a wet yard, so send leaders well past the foundation.

Leaves and upkeep

Trees, cleaning and the age of local gutters

Live oaks drop leaves and pollen on a rhythm, and pine needles peak from September through November. A sensible schedule is after the spring oak drop, before the June to September storms, and after the autumn needle fall. Heavy canopy means more often.

The median home here was built in 1997, which suggests many original gutters are well past 25 years old. Code calls for metal or approved plastic, with lapped, soldered or caulked joints, fastened with corrosion-resistant fasteners. Loose hangers and sagging runs are the first things to look for.

Roof permits in Lake Mary go through the City of Lake Mary Building Division. If gutter work comes with a re-roof, confirm with that office whether it falls under the roof permit. After the 2017 storm, about 4,939 of 7,125 assessed Seminole County homes were affected, so firm hangers matter.

Questions

Gutters in Lake Mary: questions

What size gutters do I need in Lake Mary?

It depends on roof area, pitch and slope, but a 6-inch gutter is usually the safer choice here. Atlas 14 puts a 10-year, 5-minute burst at 8.8 inches an hour in Lake Mary. The plumbing code rates a 6-inch half-round at 110 gallons a minute against 74 for a 5-inch. Ask your installer which rain rate and roof area they used.

How far must a downspout discharge from my house?

At least 1 foot from the sidewall. Florida's residential code allows underground piping, tail extensions or splash blocks to do it. The rule applies where eaves project less than 6 inches, except at gable end rakes or a roof above another roof. In Lake Mary, where Soldiers Creek is periodically subject to flooding, longer runouts are the safer choice.

How often should I clean gutters near oaks and pines?

Plan on cleaning at least in spring and fall, and add visits under heavy tree cover. Insurers and the National Roofing Contractors Association both give that advice. In Lake Mary, where the median home dates to 1997 and mature trees are common, schedule one after the oak leaf and pollen drop, one before the June to September storms, and one after pine needles peak from September through November.

Do gutter screens stop clogs in Lake Mary?

They reduce clogs but do not end the work. Consumer Reports found fine-mesh screens outperformed larger-hole screens, yet even the top scorer was only middling in a severe downpour. Inserts performed poorly. With a 10-year burst of 8.8 inches an hour possible in Lake Mary, plan on brushing screens in high-pollen months.
