Roof repair in Lake Mary, FL

Soldiers Creek runs through Lake Mary and floods from time to time, but a flooded yard is not a roof problem. Your roof fails from wind and wind-driven rain. Most Lake Mary roof leaks start at flashing, vents, valleys and the ridge, and they are often repairable.

Where Lake Mary roofs leak after a storm

Seminole County has taken real wind. Hurricane Irma put gusts of 65 knots at Orlando-Sanford, and Milton brought 6 to 10 inches of rain with gusts of 60 to 75 mph. Ian's county damage came mainly from flooding. Matthew's came mainly from falling trees. Wind and falling limbs hit roofs differently, so look for different damage after each.

Leaks track the places the code requires flashing: wall and roof intersections, changes of slope, and openings such as vent pipes and chimneys. Check those spots first. A lifted edge of flashing or a cracked vent boot lets in rain long before a stain shows on a ceiling.

The ridge deserves a close look. Federal assessment teams found that losing ridge vents can open large holes in the roof deck, and one example house had ceilings collapse with only ridge shingles and vent gone. Soffits and fascia also fail in high wind, and water follows.

The 25% rule

Patching versus a full roof in Lake Mary

Florida draws the line between repair and replacement at one quarter of a roof section. Patch more than that within 12 months and the whole section has to be redone to current code. For a Lake Mary home with storm damage, that cap decides how far a repair can go.

There is an exception that matters here. About 27.2 percent of Lake Mary homes were built in 2010 or later, so many roofs went on under the 2007 code or newer. If yours did, the new work alone must meet current code, even past 25 percent. The city cannot amend that exception.

Whether a small repair needs a permit is the building official's call, because ordinary minor repairs may be approved without one. Confirm with the City of Lake Mary Building Division before work starts. Reroofs do not need plans examination.

What to do safely after a storm

  • Stay off the roof. Look from the ground for missing tabs, lifted flashing or a missing ridge cap.
  • Photograph damage before anything is moved.
  • Check the attic for daylight, wet insulation or stains on the underside of the deck.
  • Keep tarping to a minimum and call your insurer or agent about your policy before signing a contract.

State law keeps roofing contractors out of the claims process: they may not solicit claims or interpret a policy. Your coverage questions go to your insurer or agent. A new claim must reach the insurer within one year of the loss.

What is the 25% roof rule in Florida?

Repairs are capped at 25 percent of a roof or roof section in any 12-month period. Past that, the whole section must be replaced or recovered to current code. A roof built or repaired under the 2007 Florida Building Code or later is excepted, and only the new work must meet current code. With a median Lake Mary build year of 1997, your roof may be older or newer than that line, so check its permit history.

Do I need a permit for a small roof repair in Lake Mary?
