How hard it rains in Seminole County
The Sanford weather station averages 54.03 inches of rain a year. Of that, 24.49 inches arrives from June through August, which is 45 percent of the year. Orlando Sanford Airport is a little drier at 49.63 inches, yet its summer share is the same 45 percent. Most of your gutter work happens in three months.
Totals hide the real test. A gutter fails in a burst, not over a season, so roofers size from the 5-minute rate. The older SMACNA-style tables rest on records through 1978. Newer Atlas 14 data is the better guide for a county where Hurricane Milton dropped 6 to 10 inches, locally 13.
Design basis matters more than most owners expect. In one Atlas 14 example from another part of Florida, a 6-inch half-round gutter at a 1/8 inch per foot slope served about 2,671 square feet of roof on a 100-year, one-hour basis. It served only about 1,107 square feet on the 5-minute, 10-year burst. Ask which basis your installer used.
Gutter sizing
Sizing gutters and downspouts for a Seminole County roof
Under Florida's plumbing code, gutter capacity is set by both the gutter's size and its slope. Per our arithmetic, a 5-inch half-round laid at 1/8 inch per foot moves 74 gallons a minute. A 6-inch carries 110, about 49 percent more. With 61.4 percent of county housing being single-family detached homes, many roofs are large enough to justify the wider size.
The downspouts can choke the flow just as much as the gutter itself does. Code gives a 3-inch round leader 92 gallons a minute, while a 4-inch round handles 192. Add half the area of any wall that sheds rain onto your roof. A two-story wall above a lower roof raises the load on that section.
- Choose 6-inch gutters where the roof section is large or steep.
- Pick 4-inch round or larger downspouts at the heaviest corners.
- Use hangers at 16 inches on center for added uplift resistance in storm-prone areas.
- Fasten with corrosion-resistant hardware that matches the gutter metal.
Discharge rules
Code rules for downspout discharge near the foundation
The Florida Building Code requires gutters with downspouts on buildings with eaves projecting less than 6 inches. Roofs that rise above another roof and gable end rakes fall outside this requirement. The code sits in a termite-protection section for a reason: soaked soil beside a wall invites trouble.
Route each downspout so water lands at least 1 foot out from the sidewall, using buried pipe, a tail extension, or a splash block. That 1 foot is a minimum. Seminole County is 10.4 percent water by area, and Hurricane Ian flooded the Little Wekiwa River at Altamonte Springs. Where soil stays wet, carry the water farther.
Newer homes often have no gutters at all if the eaves project 6 inches or more. About 12.3 percent of county housing was built in 2010 or later, so check which side of that line your eaves fall on. For a re-roof, ask the Seminole County Building Division whether gutter work needs its own permit.
Trees and debris
Live oaks, pine needles and cleaning schedules
Seminole County's median home was built in 1988, so many lots have mature trees over the roof. UF/IFAS calls southern live oak leaves a litter problem. The tree grows 60 to 80 feet tall with a spread up to 120 feet, which easily covers a roofline.
Pollen season runs from January to June and peaks in March and April, with oaks and pines among the major producers. Most pine needles drop between September and November. Tower Hill Insurance recommends cleaning at least twice a year, more often under overhanging trees.
A workable rhythm is late April to May after the oak drop, before storm season, and again in late November or December after the pine peak. Consumer Reports found fine-mesh screens beat coarse ones, yet none handled a severe downpour well. Screens reduce cleaning but do not end it.

How far from the house must a downspout drain?
The Florida Building Code says at least 1 foot from the sidewall, by underground piping, tail extension or splash block. That is a floor, not a target. Near Sanford, where the St. Johns River reached near-record levels in Hurricane Ian, soil can hold water for days, so longer extensions or buried pipe to a lower area usually serve better.

Should I choose 5-inch or 6-inch gutters?
For most large Seminole County roofs, 6-inch is the safer choice. The plumbing code rates a 6-inch half-round at 110 gallons a minute at 1/8 inch per foot slope, against 74 for a 5-inch. That is about 49 percent more capacity. Many homes here were built around 1988, so older systems may be undersized for today's storms. On a small roof with short runs, 5-inch may be enough. Ask your installer to show the roof area and rainfall basis used.

How often should gutters be cleaned under oaks and pines?
Clean them out a minimum of two times each year, and more frequently if a dense canopy overhangs the roof. Pine needles fall most from September through November, and oak pollen peaks in March and April. A useful schedule is late April to May, then late November or December. Seminole County's median home year of 1988 suggests many lots have large mature trees, so check after storms too.
