Where Sarasota Springs roofs fail in a storm
Florida inspection teams have found that wind-damaged roof covering is a primary source of water intrusion. Water also enters where ridge vents and soffits are lost and around wall and roof intersections. A leak seen on a ceiling often starts at one of those spots, not under the stain.
Ridge vents deserve a look first. FEMA notes that a lost ridge vent can open a large hole in the deck, and in its example house the ceilings collapsed though only ridge shingles and the vent were gone. Hurricanes have also been hard on soffits, which is why the 2007 code started requiring them to withstand wall wind loads.
The county has taken real hits. Hurricane Hermine in 2016 produced a 63-kt gust at a station in Sarasota. Hurricane Ian in 2022 pushed the Myakka River to a record crest and shut part of I-75 in southern Sarasota County. Rain from those storms found any weak flashing.
Repair limits
Repair or replace: the 25 percent rule
The median home in Sarasota Springs was built in 1976, 12 years older than the county median of 1988, and 98.8 percent of homes predate 2000. Many of these roofs are likely to be on their second or third covering. Florida's 25 percent rule matters for each of them.

- Stay off the roof. Check from the ground for missing or loose tabs, exposed felt and damaged ridge shingles.
- Look in the attic for visible leaks and wet decking after the rain stops.
- Photograph damage and keep tarps temporary.
- Ask whether a small repair needs a permit. Under FBC 105.2.2 that is the building official's call, and Sarasota County Planning and Development Services - Building handles permits here.
