Roof repair in South Bradenton, FL

In South Bradenton, 68% of housing units were built before 1980, and after Hurricane Ian, FEMA's assessment found newer roof coverings generally held up better than older ones. Roof repair in South Bradenton is mostly repair on aging roofs, so the 25% rule and the condition of the deck come up early.

Local know-how

Old roofs and recent storms

The county's record since 2020 is busy. Eta's EF0 tornado did minor damage in Manatee County in 2020, Elsa brought downed trees and flooded streets to the region in 2021, and 2024 brought Debby, Helene and Milton. Helene alone left at least 594 structures destroyed in mainland Manatee County and 2,177 with minor or moderate damage.

On older roofs the weak points are the ones FEMA keeps finding: hips and ridges, ridge vents that open the deck to rain when they blow off, and soffits, which have historically done poorly in hurricanes. The 2007 code began requiring soffits to resist wall-level wind loads, and South Bradenton's median home was built three decades before that.

Repair or replace

When a patch becomes a re-roof

The residential code limits repairs to 25% of a roof or roof section in any 12 months; past that, the whole section must be redone to current code. A roof built or replaced under the 2007 code or later is exempt and needs only the repaired part brought up to code. Only 3.1% of homes here were built in 2010 or later, so unless a roof has been replaced since 2009, a large storm repair can grow into a full section.

Who does the work

Who may do the repair

Roofing for pay belongs to roofing contractors, whose legal scope includes repairing or replacing wood sheathing and fascia during a roof repair. Florida exempts only casual, minor or inconsequential work under a set total price from contractor licensing, and not a bigger job split into pieces. Whether a small South Bradenton repair needs a permit is up to the county building official at Manatee County Development Services, not the city of Bradenton's office next door, and that official may approve ordinary minor repairs without one.

Questions

Roof repair in South Bradenton: questions

What do insurance inspectors list as roof damage?

Citizens' 4-point form asks the inspector to check for cracking, cupping or curling, excessive granule loss, exposed asphalt or felt, missing, loose or cracked tabs or tiles, soft spots in the decking, visible hail damage, and leaks in the attic or on ceilings. On South Bradenton roofs, where 68% of homes predate 1980, the inspector records age wear and storm damage alike, and both count against the roof's remaining useful life.

Does a partial repair reset my South Bradenton roof's age?

No. For Florida's roof-age rules, the age runs from the last date on which 100% of the roof's surface was built or replaced. A partial replacement counts only once later partial work brings the replaced area to 100%, and then the clock starts from the first partial date. On a house from South Bradenton's 1975 median year, repairs never make an old roof young on paper; only a full replacement does.

How long do I have to report storm damage in Florida?

Notice of a new or reopened property claim must reach your insurer within 1 year after the date of loss, and a supplemental claim within 18 months. Helene and Milton both reached Manatee County in 2024, so count from the date of your own loss. Coverage questions go to your insurer or agent; Florida law bars roofing contractors from advising on coverage unless they are public adjusters.
