Roof inspections in Palmer Ranch, FL
Mobile homes make up only 0.1 percent of housing in Palmer Ranch, so almost every roof here is a site-built roof under the Florida Building Code. Age is the bigger question: 53.6 percent of homes were built before 2000. An inspection tells you how much life your roof has left, and a few moments call for one.

Housing age
How old are Palmer Ranch roofs?
The median home here was built in 1999, and 3.5 percent date from before 1980. Palmer Ranch was set up as a planned community in December 1984, so homes were added across several decades. That suggests many roofs have been replaced once already, and some owners are due for a second look.
Age matters because of the 15-year line in Florida Statute 627.7011(5). An insurer cannot turn you away solely because your roof is younger than 15. Past that mark, you can pay an authorized inspector to examine it. A report showing at least five more years of useful life blocks a refusal or non-renewal based only on age.
Citizens draws a longer line. For a shingle roof in Palmer Ranch, that line is 25 years. Tile or metal roofs get 50. Past those ages, Citizens wants documentation showing five years of life remaining.
Inspection scope
What a roof inspection checks
If your property is more than 20 years old, Citizens requires a 4-point inspection. With a median build year of 1999, many Palmer Ranch homes reach that age. The form's roof section records the material, age, remaining life, last permit date and overall condition.
- Cracked, curled or cupped shingles, and granule loss
- Exposed felt or asphalt, plus loose, missing or broken tabs and tiles
- Soft decking underfoot
- Water marks on attic wood and ceiling drywall
A wind mitigation inspection on form OIR-B1-1802 covers attic items you cannot see, such as roof-deck nailing and roof-to-wall connectors. That form carries a five-year validity if the structure does not change.
Timing
When to order an inspection in Palmer Ranch
Order one before buying or selling, when an insurer sends a roof-age letter, or after a storm. With 75.5 percent of occupied homes owner-occupied, most roof decisions here belong to the person living under it. Sarasota County has seen Hurricane Irma and Hurricane Eta, so storm checks are a real local need.
Be careful with who knocks on your door. Florida Statute 489.147 forbids a roofer from giving you something of value for an inspection or claim, or from interpreting your policy. Questions about what your own policy pays for belong with the company that wrote it.
Questions
Roof inspections in Palmer Ranch: questions
Does my insurer have to accept an inspection of my 15-year-old roof?
Yes, for a policy issued or renewed on or after July 1, 2022. Once a roof is 15 years or older, you may hire an authorized inspector at your own cost, and your insurer must allow it. Where the report shows 5 or more years of useful life, age by itself cannot support a refusal or non-renewal. With 53.6 percent of Palmer Ranch homes built before 2000, many owners may meet this line. Check the specifics with your insurer or agent before you act.

Does the 25 percent rule affect an inspection finding?
It can. A single 12-month period cannot see more than 25 percent of a roof section repaired, replaced or recovered unless the entire section is replaced. If your roof was built, repaired or replaced under the 2007 Florida Building Code or later, an exception applies, and only the repaired portion has to meet current code. Sarasota County Planning and Development Services issues permits here; confirm current requirements with the building office.

How long is a wind mitigation inspection good for?
Form OIR-B1-1802, effective April 1, 2026, is valid for up to five years if no material changes are made to the structure and no inaccuracies are found on the form. The signer must inspect personally. In Palmer Ranch, where the median home dates to 1999, an older form may need renewing after a roof change. Ask your insurer or agent how it applies discounts on your policy.
