Citizens requires a 4-point inspection for properties more than 20 years old, and that covers mobile home applications too. It also lists damage such as cracking, curling, granule loss, soft decking spots and visible leaks.
For shingle roofs past 25 years, or hard roofs like tile or metal past 50 years, Citizens additionally requires paperwork showing at least five years of life left. Since 87 percent of Englewood homes are owner-occupied, most roof questions land on the owner directly.
A separate wind mitigation form, OIR-B1-1802, asks about roof covering, deck attachment, roof-to-wall connections and roof shape. Much of that is in the attic, where you cannot easily look. Once completed, it is valid for up to five years if the structure has not materially changed.

How long is a wind mitigation inspection good for?
The current version of Form OIR-B1-1802 (Rev. 04/26) remains valid for up to five years. That holds only if no material changes have been made to the structure and no inaccuracies are found on the form. A re-roof or new connectors would count as a change, so you would need a new inspection. This matters locally because the median year homes were built here is 1982, so many roofs and connectors predate modern wind standards and upgrades are common. Ask your insurer or agent how it applies any discounts. The state notice says they apply only to the hurricane-wind portion of a policy, which matters in an area that saw Helene's 4 to 6 feet of inundation.
