Roof inspections in North Port, FL

Only 30.5% of North Port's homes were built before 2000, but Citizens' 4-point rule covers homes more than 20 years old, and in 2026 that takes in houses finished in 2005 and earlier. For many owners here, the first roof inspection is one an insurer asks for.

The insurance age lines, by year built

  1. 15 years, the roof: under 15, age alone cannot be the reason an insurer refuses to write or renew a homeowner's policy; at 15 or more, the insurer must let you have the roof inspected before it can require a replacement (Fla. Stat. 627.7011(5)).
  2. 20 years, the house: Citizens requires a 4-point inspection of electrical, plumbing, HVAC and roof on applications for properties more than 20 years old.
  3. 25 or 50 years, the roof: Citizens asks for proof of at least five years of remaining life on soft roofs such as shingle past 25 years, and on hard roofs such as tile or metal past 50.

North Port's young housing meets these lines in waves. A 2005 house with its first roof is past the 15-year and 20-year marks at once, and even the 27% of homes built in 2010 or later have original roofs reaching 15 years from 2025 on. The county's median home, from 1988, crossed them long ago.

What the 4-point and wind forms record

Citizens' 4-point form gives the roof its own section: covering type, age, remaining useful life, last roofing permit, whether any replacement was partial and by how much, and a checklist of damage from curling and granule loss to soft decking and attic leaks. Citizens' separate roof inspection form wants photos of every slope. Because North Port requires a permit for roofing as structural work, the city's Permitting office is where that last permit date sits.

The state's wind mitigation form, OIR-B1-1802 (Rev. 04/26), starts with the building code era, FBC 2001/2004 or FBC 2007 and later, then moves into the attic for deck attachment, roof-to-wall connections and the sealed roof deck. For a house from North Port's 2000s building years, that first answer often falls on the earlier side. The form is good for five years at most, and only while the house goes unchanged in any material way.

Do I need a 4-point inspection in North Port?

Citizens asks for one on any property more than 20 years old, whether the application is for an owner's home, a dwelling or a mobile home, and the form covers the electrical, plumbing, HVAC and roof. Counting from 2026, that takes in North Port houses finished in 2005 or earlier, roughly half the city by the Census median. Other insurers write their own rules, so your agent is the one to ask which forms your policy needs.

What will a wind mitigation form say about my 2000s North Port house?

Its first question is the code era: FBC 2001/2004, or FBC 2007 and later. A North Port house permitted before March 1, 2009, when the 2007 code took effect, answers with the earlier era, and with a 2005 median build year that describes a large part of the city. The form then records what sits in the attic, deck nailing, roof-to-wall connections and whether the deck is sealed, and a re-roof to current code can change those answers. Your insurer or agent can tell you what any credit is worth on your policy.

Is there a state program for roof inspections in North Port?

Yes: My Safe Florida Home, created by Fla. Stat. 215.5586. It offers inspections for site-built, owner-occupied single-family homes with a homestead exemption, and matching grants toward items such as roof-to-wall connections, deck attachment and a sealed roof deck, with conditions that include a build date before 2008. Detached houses make up 81% of North Port's homes, the kind of housing the program was written for, but eligibility turns on its conditions. The statute says the program creates no entitlement, and its site did not say on October 5, 2026 whether applications were open, so check there first.
