Storm damage

Where Lealman roofs fail in a storm

Hurricane Hermine in 2016 put the worst street and low-lying flooding in Pinellas County, with a storm tide of 3.0 ft above MHHW at Clearwater Beach. Lealman sits at about 49 feet of elevation. Your roof is more likely to leak from wind and rain than from surge.

Water intrusion, according to FEMA's field teams, came primarily from damaged roof coverings. They also found that losing ridge vents opens large holes in the deck. In one FEMA example house, the only roof damage was lost ridge shingles and vent, yet ceilings collapsed.

Leaks tend to follow flashing. The code calls for it at roof openings, at changes of slope, and wherever a wall meets the roof. Check those spots first, along with soffits, which FEMA says have performed poorly in hurricanes.

The Atlantic season runs June 1 to November 30 and peaks September 10. Hurricane Eta in 2020 brought 4.1 ft above MHHW at Lake Seminole and left over 40,000 Tampa Bay customers without power.

Repair limits

Repair or replace: the 25 percent rule

The 25 percent rule limits repairs to 25 percent of a roof or roof section in any 12-month period. Beyond that limit, the entire roof or section has to be replaced or recovered. The exception covers any roof built, repaired or replaced under the 2007 Florida Building Code or a later edition. In those cases, current code applies only to the portion that was repaired.

Lealman's housing is old. The median build year is 1968, 9 years older than the Pinellas County median of 1977, and 88 percent of homes predate 2000. That alone does not tell you a roof's age, so find your own roof's last full replacement date.

Roof age also matters to your insurer. When your roof is 15 years or older, you can pay for an authorized inspector to check it. The insurer may not refuse or non-renew solely for age if 5 or more years of life remain. Take questions about your own policy to your insurer or agent.

How long do I have to report storm damage?
