Florida code

Repair or replace: the 25 percent rule

Under Florida's code, repairs cannot exceed 25 percent of a roof or roof section within any 12-month period. Once repairs go beyond that threshold, the entire roof section has to be replaced or recovered. This is the primary legal boundary separating a repair from a replacement.

One exception matters. When your roof was itself built, repaired or replaced under the 2007 Florida Building Code or a later edition, current code applies only to the portion being repaired. An ordinance passed by a local government has no power to change that exception.
