What is the 25% roof rule in Florida?
The 25 percent rule limits how much of an existing roof can be repaired or replaced in any 12-month period without bringing the entire roof up to current code. Not more than 25 percent of the total roof area may be repaired, replaced or recovered in that window unless the whole roof covering is replaced. If the existing roof was built or repaired under the 2007 code or later, only the repaired part must meet the current code. What is the new law in Florida about roofs?
Since July 1, 2025, Florida law requires a builder to warrant a newly constructed home for one year against defects in equipment, material or workmanship that violate the Florida Building Code. The one-year period starts at original conveyance of title or initial occupancy, whichever comes first. Normal wear, settling, damage the owner caused, and natural disasters fall outside what the policy pays for. Ask the builder in writing what its coverage covers.
