Work must begin within 6 months of issuance or the permit lapses, and a stoppage lasting 6 months has the same effect. Filing an application starts a 180-day clock, and after that the application is treated as abandoned unless you keep actively working on it in good faith. Keep track of these dates on any roof job.

Pasco County reports that the Hudson and Gulf Harbors areas were studied in 2020 for channel dredging to the Gulf of Mexico. That study does not change a roof permit, but it shows the coastal area is under county attention. Ask the building office whether any local review applies to your lot.

During Hurricane Idalia in 2023, the peak gust near Hudson reached 45 mph. Pasco County averages about 53 inches of rain a year at Saint Leo, and about 77 days a year bring at least a tenth of an inch. Heavy rain tests roof flashing and drainage more than wind does.
