The version of the building code your replacement roof has to satisfy

Lake Worth Beach permits filed in 2024 through 2026 fall under the 2023 edition, which replaced the prior cycle for local submittals. Any filing made on or after December 31, 2026 moves to the Ninth Edition. The filing date on your application, not the start date of the crew, decides which set of roof rules you answer to.

Outside the High Velocity Hurricane Zone sits Palm Beach County. That zone covers Broward and Miami-Dade only. Lake Worth Beach therefore follows the standard wind-borne debris rules, which apply within one mile of the coast where design wind speed reaches 130 mph or more.

Deck, underlayment and inspection sequence

Roof sheathing must be fastened with ASTM F1667 RSRS-03 ring shank nails, 2 1/2 inches long, where the sheathing is thicker than 15/32 inch. Under the standard dry-in options, you may cover the whole deck with self-adhering polymer-modified bitumen underlayment, use tape over each deck joint with an approved underlayment on top, or lay two layers of approved felt.

  • Framing and bracing inspection after the roof framing is in place
  • Once every piece of sheathing and every fastener is in place, an inspector checks the work at the dry-in stage.
  • An inspection of the dry-in layer, insulation, roof covering and flashing takes place at this stage.
  • Final inspection after all work is done

Shingle drip edge must be fastened no more than 12 inches on center at eaves and gables. Where design wind speed is 110 mph or more, or the mean roof height exceeds 33 feet, the spacing tightens to 4 inches on center. Ask your roofer which spacing your plans call for before the sheathing goes on.

Florida sets clocks on permits. A permit becomes invalid if work does not start within six months after issuance, or if work stops for six months. An application is abandoned 180 days after filing unless it is pursued in good faith. Plan the roof inside these windows so the permit does not lapse mid-build.

Florida rules require a general contractor to subcontract roofing work unless it holds a roofing certificate or registration. Asphalt shingles are permitted on a new structure when the same person is the builder. Tile, metal and membrane work goes to a certified or registered roofer. Confirm the license for whoever installs your roof.

Under the 25 percent rule, no more than a quarter of an existing roof may be repaired or replaced within a single 12-month span before the entire roof must meet current code. If the existing roof was built or repaired to the 2007 Florida Building Code or later, only the repaired portion must meet current code. Does a new roof need gutters in Lake Worth Beach?

Is there a builder warranty on a new home in Florida?

Yes, Florida Statute 553.837 requires a builder to warrant a newly constructed home for one year against construction defects that violate the Florida Building Code. Counting begins at whichever comes first: the original transfer of title or the first day of occupancy. The statute excludes normal wear, settling and damage from natural disasters. Many homes in this part of the state are older, since the median year homes were built is 1969 (margin of error ±2), so newer construction is held to these current code standards.
