Roof inspections in Lake Worth Beach, FL
In Lake Worth Beach, 15.1 percent of residents are 65 or older, and many own homes that predate 1980. A roof inspection tells you how much life is left in the covering. Florida's 15-year insurance rule and the roof section of the 4-point form both turn on that answer.

Why Lake Worth Beach roofs get inspected early
Lake Worth Beach homes have a median build year of 1969, while Palm Beach County's median is 1986. That is 17 years older than the county's typical home. Many of these homes have likely been reroofed at least once, but the date and the work are often unclear.
Some 74.8 percent of homes here were built before 1980, compared with 33.5 percent countywide. Roofs on those homes are the ones insurers ask about. Only 45.9 percent of occupied homes are owner-occupied, so many roof questions land on landlords and property managers as well as owners.
Florida roof rules
Roof questions that Florida law and insurer forms raise
Florida Statute 627.7011(5) bars an insurer from refusing or non-renewing a policy solely because the roof is under 15 years old. When your roof turns 15 years old, you may pay an authorized inspector to look it over yourself. A report showing 5 or more years of useful life removes age as the sole reason for refusal or non-renewal.
Citizens requires a 4-point inspection on properties over 20 years old. With the typical Lake Worth Beach home dating to 1969, many local properties fall into that group. The roof section records the covering material, roof age, remaining useful life, last permit date and any full or partial replacement.
Citizens also wants documentation of at least five years of remaining life for soft roofs such as shingle older than 25 years. For metal, tile and other hard roofing, the line sits at 50 years. What your own insurer asks may differ, so confirm with the insurer or your agent.
Inspection basics
Ordering an inspection: the timing and what the inspector looks at
An inspector looks for the items on the insurer's list: cracking, curling, heavy granule loss, exposed felt, loose or missing tabs or tiles, soft decking and leaks in the attic or on ceilings. The report states remaining useful life, which is the number the 15-year rule turns on.
- Before you buy or sell a home built before 1980.
- After a letter from your insurer that mentions roof age.
- After a storm, since a new claim must reach the insurer within 1 year of the loss.
- Before any repair, so you know how much of the roof you are touching.
Repairs matter too. Florida's 25 percent rule can require a whole-roof replacement when more than a quarter of the roof is repaired in 12 months, unless the roof was built or repaired to the 2007 Florida Building Code or later. For permit details, confirm with the City of Lake Worth Beach building office.
Questions
Roof inspections in Lake Worth Beach: questions
How many Lake Worth Beach homes are old enough for the 15-year roof rule?
Many are. About 74.8 percent of homes here were built before 1980, and the median year built is 1969. A home's age does not tell you its roof's age, since many have been reroofed. Still, a large share of local roofs are likely 15 years or older. For those, Fla. Stat. 627.7011(5) lets you have an authorized inspector check the roof before an insurer can refuse or non-renew for age.

Who can do a roof inspection for my insurance company in Florida?
The inspector must be on your insurer's accepted list. Under 627.7011(5)(a), that can include a licensed home inspector, a building code inspector, a licensed general, building, residential or roofing contractor, a professional engineer or an architect. In a city where 74.8 percent of homes predate 1980, many owners will need this report, so confirm who qualifies with your insurer or agent before you book. Check any contractor's license with the state.

What does the roof section of the 4-point inspection record?
It records the covering material, roof age, remaining useful life, date of the last roofing permit, whether the replacement was full or partial and its percentage, overall condition and a damage list. Photos of each roof slope let it stand in for the separate Roof Inspection Form. In Lake Worth Beach, with a median build year of 1969, many homes are old enough that Citizens asks for this form.

Is a roof inspection the same as a wind mitigation inspection?
No. The wind mitigation form, OIR-B1-1802, asks about roof deck attachment, roof-to-wall connections, roof shape and whether a sealed roof deck exists. Those details are mostly in the attic. Provided nothing material changes, the form stays valid for as long as five years. Palm Beach County is outside the High Velocity Hurricane Zone, so the form's Region 1, 2 or 3 wind speed applies here. To learn how it bears on your policy, ask your insurer or agent.
