Which code edition a Lantana roof permit follows

Lantana permits filed now fall under the Eighth Edition, which took hold at the close of 2023. The Ninth Edition only reaches applications filed at the end of 2026. Check your filing date with the Town of Lantana building permits office before the paperwork goes in.

Palm Beach County sits outside the High Velocity Hurricane Zone, which takes in only Miami-Dade and Broward. The HVHZ low-slope rules, such as the 1/4:12 minimum deck slope, therefore do not apply to a Lantana roof by default. Confirm the zone with the building office before you order materials.

Dry-in details

Sheathing nails, dry-in and drip edge on a Lantana build

Roof sheathing must be fastened with ASTM F1667 RSRS-03 ring shank nails, with RSRS-01 or RSRS-04 allowed where sheathing is 15/32 inch or thinner. Your roofer should be able to show the nail type on the job before the sheathing inspection.

Dry-in has three code paths for a shingle or metal roof. Some crews lay a self-adhering membrane across the entire roof deck. Another tapes every deck joint with a 3 3/4-inch strip and then adds approved underlayment. The third uses two layers of felt-type underlayment, nailed with cap nails at set spacing.

Drip edge goes at eaves and gables, fastened no more than 12 inches on center. In areas with design wind speeds of 110 mph or more, or mean roof heights above 33 feet, the spacing tightens to 4 inches. Ask which applies to your home before framing begins.

The code lists the inspections in order: foundation, framing, sheathing or dry-in, exterior wall coverings, roofing, and final. The sheathing inspection can be done with the dry-in or separately once all roof sheathing and fasteners are complete. Do not cover the deck before the sheathing inspection passes.

Mind the clock once the Lantana permit is issued. Florida's code voids a permit when work has not started within 6 months, or when work stops for 6 months. A permit that has received an approved inspection within 180 days counts as active.

Do new Lantana roofs have to meet the 2026 code?

Only if the permit application is submitted at or after the end of 2026. The Ninth Edition applies to applications filed on or after that date. A roof permitted before then falls under the Eighth Edition, so check your filing date with the Town of Lantana building permits office.

Who can install a new roof on a Lantana home I am building?

Under Florida law, a builder may install asphalt shingles on its own new Lantana building. Tile, metal and membrane work goes to a roofing contractor certified or registered for that trade. Palm Beach County's Building Division also issues permits for these jobs, so ask your builder for the roofing license number.
