New roofs here are fastened to a deck that the code specifies by nail type. Roof sheathing must use ASTM F1667 RSRS-03 nails, and RSRS-01 or RSRS-04 are allowed where sheathing is 15/32 inch or thinner. Those are ring shank nails, and the inspector will look at them during the sheathing stage.
The deck has to be dried in before any roof covering can be installed. Shingle, metal and similar roofs can use one of three approved methods, including a full self-adhering polymer-modified bitumen underlayment or two layers of approved felt. Shingle roofs also need drip edge at the eaves and gables, fastened every 12 inches on center in most cases and every 4 inches where the wind speed is 110 mph or higher.

Inspections follow a set order. Once the roof, framing, fireblocking, and bracing are complete, inspectors check the framing. You can schedule the sheathing inspection together with the dry-in inspection, or on its own, as soon as all roof and wall sheathing and fasteners are finished. Roofing is inspected last, covering dry-in, insulation, roof coverings and flashing before the final.
Gutters are required on new homes whose eaves project less than 6 inches, with downspouts that discharge at least 1 foot from the sidewall. Soffits should be fastened at the wall and the fascia, following the manufacturer's instructions. Schedule these with the roof so they are not missed.
Florida permits expire if work does not start within 6 months of issuance or if work sits idle for 6 months. Plan your roof crew to start inside those windows.
